Housing options and prices for Downtown/Riverfront

Downtown/Riverfront has condos and townhouses with skyline views from balconies; some of these properties have fitness centers, private parking and other amenities. "Condos are down the main corridors, like Ashley Street and Bay Street. There are high-rise condos here. The Plaza Condominiums at Berkman [Plaza & Marina] has about 20 floors, and it's on the water," says James Daniels, a Jacksonville native as well as the broker and owner of James Daniels Realty. Parks at the Cathedral provides three-story townhomes. Residences at City Place is a 17-story building with midcentury condos. The community includes mostly renters and a few homeowners.

Downtown/Riverfront has a median sale price in the upper $100,000s, which is much less than City Center Tampa or Downtown Miami. But Downtown/Riverfront is also relatively more affordable than local neighborhoods, such as Riverside, Southbank and LaVilla/Brooklyn. Several developments are under an HOA.

Major upcoming projects in Downtown/Riverfront

Jacksonville leaders and investors have spent over a decade revitalizing the city center, and development is ongoing. Upcoming plans include renovating the EverBank Stadium and constructing the Four Seasons Hotel and Residences Jacksonville. "There are a lot of development projects going on. Several mixed-use buildings are popping up in the urban core. They will have offices, restaurants and highlighted stores. Locals will be able to live upstairs, and work and shop downstairs," Daniels says. "There's a lot of development in the Pearl Street area. That's where they are putting downtown's first Publix Super Market," Daniels says. Pearl Square, covering multiple city blocks, is set to contain businesses and apartments.

Entertainment destinations and nightlife in Downtown/Riverfront

Many of the Jacksonville's popular attractions are in the neighborhood. EverBank Stadium, home to the NFL's Jacksonville Jaguars, is seeing a $1 billion renovation over the next few years. "There are new upgrades to the VyStar Ballpark, where the [Minor League Baseball team] Jumbo Shrimp play. We are going to get a new soccer stadium too," Daniels says. The soccer stadium will be just outside of downtown, in East Jacksonville, also called Eastside.

Many locals walk to sporting events and concerts. "There are apartments, bars and restaurants, right in the direct area of the stadium," Daniels says. Visitors at The Kitchen at Intuition Ale Works can enjoy local brews and pub food in a tap room or on a rooftop. Pour Tap Room, about a mile away, opened in 2025. The Elbow, a walkable nightlife district, features restaurants, bars, the historic Florida Theatre and other event spaces. Favorite spots include:
Bold City Brewery Downtown, a popular local brewhouse
Cowford Chophouse, an upscale steakhouse in a historic building
Indochine, a trendy restaurant with Thai and Southeast Asian cuisine
Myth Nightclub, an energetic spot for dancing and live music
Decca Live, a bar with rooftop seating and music performances

Local parks and cultural attractions

The Northbank Riverwalk offers river views and hosts annual events, including the Light Boat Parade and New Year’s Eve fireworks. The community has multiple upcoming parks and waterfront spaces, such as Shipyards West Park, although it's years from completion. The Riverfront Plaza is a new park overlooking the water; the space connects to other riverside walking paths. The first phase was completed in 2025, offering a playground, splash pad, lawn for community gatherings and paths to the Jacksonville Center for the Performing Arts. James Weldon Johnson Park is a well-loved downtown spot next to the Museum Of Contemporary Art (MOCA) and the city's main public library. Many visit the park during the First Wednesday Art Walk each month. Metropolitan Park has boat docks and picnic areas.

Downtown/Riverfront's available transit hubs and commuting options

The city center is home to several businesses and large companies like CSX. Some residents work inside the community and can walk to local destinations. The Jacksonville Regional Transportation Center (JRTC) at LaVilla is the main hub for public transportation. The facility opened inside the neighborhood in 2020, providing public bus transfers and the First Coast Flyer Rapid Transit. Interstate 95 runs along the edge of Downtown/Riverfront.
