The gated equestrian community, also named Jacksonville Ranch Club, offers quiet country living next to Cary State Forest. "Jacksonville Ranch Club gives more liberty to the homebuyer," says Deesa Armstrong, community association manager for Elim Services, who manages part of the neighborhood. "People move here for more land and the opportunity to custom-build a home, and even a secondary one for future generations.” Residents enjoy attending community gatherings and raising their horses surrounded by longleaf pine forests, rivers and nearby parks. The area also contains pockets of smaller developments with more uniform houses constructed by national builders like Lennar and D.R. Horton.

Available lots and new homes

The Jacksonville Ranch Club development is divided into two separate gated communities. South of Plummer Road, Jacksonville Ranch Club I has about 240 lots, while to the north, Jacksonville Ranch Club II has around 130. Custom equestrian-friendly homes can range in pricing, depending on lot and house size, from $450,000 to over $1 million. Residents pay around $1,075 in yearly homeowner's association fees and can build custom homes and horse pens in compliance with the Board of Directors' construction rules. Those looking to create their dream home can find lots ranging from one and a half acres to eight acres; these generally enter the market between $85,000 and $250,000, depending on size.

There are several pockets of smaller subdivisions with existing homes. Homes sit close together in housing developments like Copes Landing and Saddle Oaks; these homes were constructed by the popular developers, D.R. Horton and Lennar, respectively. The area also contains newly built houses and ongoing construction. Single-story new traditional houses from the 2020s with vinyl facades cost between $280,000 and $550,000. Larger new traditional homes and custom builds range between $550,000 and $950,000. The community has a CAP Index Crime Score of 1, significantly lower than the national average of 4.

Attending nearby Duval County schools

Dinsmore Elementary, about 6 miles away, has a B grade from Niche. The elementary offers a science program with hands-on enrichment activities and field trips. Highlands Middle School gets a C grade. Around 10 miles away is Jean Ribault High School, which provides an early college program and career pathways for aviation and criminal justice. It earns a C.

Community amenities and access to Cary State Forest

Some subdivisions provide private amenities like community pools, playgrounds and bridle paths for horseback riding. The 13,000-acre Cary State Forest, partially located within Jacksonville Ranch Club, offers wooded paths for hiking and biking. There are two designated equestrian trails leading through groves of mature pine and cypress trees. Baptist North is about 10 miles from the community, and it includes Wolfson Children’s Hospital and an emergency facility. Interstate 295 is less than 10 miles away, providing access around Jacksonville and to I-95. "This location makes it convenient to live in the country but work and play in the city," says Jordan Farrell, a Realtor and Broker agent for Florida Beaches Real Estate, who sold several homes in the neighborhood. Jacksonville International Airport is 15 miles away.
