The waterside neighborhood Lakeshore sits on a small peninsula in West Jacksonville, surrounded by the Ortega and Cedar Rivers. This is a distinct boating community with several backyard docks and marinas along the water. "In Lakeshore, you’re going to get an older established house that’s well-built in a nice area near the water,” says Daniel Patterson, a Jacksonville native and owner of All The Above Realty. Many homes are from the first half of the 20th century, while businesses line the local thoroughfares. The community is known for popular, locally owned shops like Chamblin Bookmine, which has been in the area for over 30 years, or Video Game Rescue, a relaxed game store that doubles as a retro arcade.

Downtown views, private marinas, and a rock and roll legend
Baker Point Park and Stinson Park sit side by side, offering waterfront views of the downtown skyline to the north and the Ortega Bridge to the east. Both parks are also popular spots to watch the sunrise and sunset. The 11-acre Criswell Park, home to an active youth sports program, has a baseball field, basketball court and football field. The park’s baseball field contains a piece of rock and roll history. In 1964, Ronnie Van Zant hit a foul ball that struck Bob Burns on the head, leading to the first of many jam sessions for the legendary band, Lynyrd Skynyrd. Although the community contains private marinas, such as Port 32 and Lakeshore Marine Center, the public Curtis Lee Johnson Marina Boat Ramp is also available along the Cedar River. A community garden is at the corner of San Juan Avenue and Retaw Street.
Lakeshore offers a pool for residents to enjoy during summer months.

Modest bungalows and waterfront homes
Lakeshore is a well-developed area with many homes built between the 1920s to the 1960s. Some older houses have been renovated or replaced with 21st-century homes. “The value of homes are going up in Lakeshore,” Patterson says. “There's lots of remodeling and modern amenities being added, like creating open floor plans and walk-in closets.” While most residences sit away from the water, many homes have riverfront views, such as those on Lake Shore Boulevard. A fixer-upper can enter the market between $100,000 and $150,000. Bungalows and ranches west of Roosevelt Boulevard often range in price between $200,000 and $275,000. East of Roosevelt Boulevard is the Fairfax section of the community, where houses tend to have a higher price point. In this section of the neighborhood, a restored bungalow may range in price from $275,000 to $340,000. Ranch-style homes and two-story houses typically range in price from $450,000 to over $850,000. Homes situated near the rivers have a moderate chance of flooding during storms and hurricanes.

Shop for books and fresh produce
Chamblin Bookmine was established in 1976 and moved to Lakeshore in 1991 to accommodate an extensive collection of over a million antique and contemporary books. Roosevelt Square shopping center has a Publix, CVS and a selection of retail shopping and restaurants just outside the neighborhood. Lakeshore Produce Market on Blanding Boulevard is a well-visited farmers market that sells fresh cuts of meat, seafood and prepared meals. Across the street is Grace Note Brewing, a new addition to the neighborhood, opening in 2024. Sushi Bear Sushi & Grill is a popular spot for nigiri and hibachi. Puerto Plata Restaurant serves authentic Dominican cuisine.

Several schools are inside Lakeshore
Bayview Elementary and Hyde Park Elementary are inside the community, earning C-plus and C grades, respectively, from Niche. Lake Shore Middle is also inside the neighborhood and has a C-minus. Riverside High, which earns a B-minus, offers an engineering academy, NJROTC and several career and technical education programs.
Lakeshore Middle School serves students in the Lakeshore community.

Quick access to major highways
Downtown is about 6 miles north of Lakeshore. During rush hour, there is usually heavy traffic along Cassat Avenue, Roosevelt Boulevard and Blanding Boulevard. The Jacksonville Transportation Authority offers bus routes along these major roadways. Traveling on Roosevelt for less than 5 miles leads to Interstate 10 and 95.
