Mandarin Station’s housing at a glance

Homes in Mandarin Station sit on tidy, grassy lots with plenty of shade. In residential areas, roads curve gently, and some feature sidewalks or small ponds. “There used to be a lot of mandarin orange groves in the area, so around the late 1980s, the neighborhood started developing,” says Renea Osborne, Realtor of Florida Homes Realty & Mortgage and a longtime Mandarin resident. “A lot of the homes date to the ‘80s and ‘90s, with some newer neighborhoods in there too, but it’s mostly built up now, so there’s not a ton of new construction.” You’ll mainly find ranch-style homes here, and prices typically range from the high $200,000 to the mid-$500,000. The area’s newer construction is mostly Craftsman- and New Traditional-style houses built in the 2010s, with prices usually ranging from the high $500,000s to the high $600,000s. Townhouses are also available, concentrated on the community’s western edge and running from the high $100,000s to the high $200,000s.

Duval County Public Schools serve Mandarin Station. The highly rated district offers school choice through magnet programs and open enrollment, with in-district transfers and limited out-of-district transfers available to students. Most placements are determined on a first-come, first-served basis or through a lottery. The neighborhood’s Losco Regional Park sits just west of Interstate 95. Spanning 210 acres, it features walking trails that loop past a pond, several sheltered picnic areas, baseball and soccer fields, a splash pad and a large playground with a ropes course. Mandarin Station sits a few miles west of the St. John’s River, offering easy access to fishing, boating and other water recreation. It’s a short drive to Tommy Hazouri Sr. Park in Mandarin, which features a boat launch, ramp and dock alongside pickleball, tennis and shuffleboard courts.

Where Mandarin Station residents shop and dine

The Avenues, a two-story shopping mall, sits on the other side of Interstate 95 in Avenues/Deercreek. It features department stores like Belk, JCPenney and Dillard’s, while surrounding shopping centers offer big-box retailers like Burlington, Lowe’s and Target. You can also find chain restaurants like Olive Garden and Buffalo Wild Wings in this area. For groceries, several options are within a short drive of Mandarin Station, including Publix, Walmart Neighborhood Market and Trader Joe’s.

What the commute’s like from Mandarin Station

Mandarin Station is a car-dependent neighborhood, and traffic is common throughout the Jacksonville area. “There’s easy access to interstates 95 and 295 because you’re right there at the main artery where they meet,” Osborne says. “The city does have bus service, but people don’t use it much, unless they’re parking and shuttling into a Jaguars game.” If you’re thinking of moving here, this is the transportation information you should know:

  • Downtown Jacksonville is about 15 miles north.
  • Atlantic, Neptune and Jacksonville beaches sit roughly 20 miles east.
  • Jacksonville International Airport is a 30-mile trip.
  • Major area hospitals like Baptist Medical Center South and HCA Florida Memorial Hospital are within 10 miles.
“It’s a nice part of town with a great location,” Osborne says. “A lot of times, you hear people say, ‘in the heart of Mandarin’ to refer to it.”

Local flooding patterns in Mandarin Station

Even outside of FEMA-designated zones, parts of Mandarin Station experience periodic street and yard flooding during heavy rain and storms, with homes in low-lying pockets posing the highest risk. Issues stem from poor drainage rather than river or coastal surge. Here’s what you should know:

  • Much of the area was developed before modern stormwater standards, like retention ponds and higher-capacity pipes, making aging infrastructure a root cause.
  • City inspections show that limited system capacity causes flooding, so water can accumulate quickly.
