Phoenix is part of Jacksonville's developing Urban Core
Phoenix is a small residential community nestled among Jacksonville’s Urban Core. These older neighborhoods north of downtown were largely developed before World War II and made up the bulk of the city limits before consolidation in the late 1960s. Phoenix is bordered by Springfield, which is the center of the city’s efforts to revitalize the urban core, so residents enjoy appealing proximity to a burgeoning commercial and entertainment district. “The city has been trying to get money into the urban core for about 20 years,” says Eric Cavanagh of Nexthome Assurance Realty, who adds that efforts were initially interrupted by the mid-2000s housing crisis and later by COVID. “Some areas have developed and gentrified, while other areas have not."
Bungalows with welcoming porches are prominent here. Many of the homes sold in the past year have been renovated to highlight their historic charm. Revitalization has spurred investor interest. For now, most of the activity is concentrated in Springfield. That means Phoenix’s housing remains attractively priced. “We have worked with a number of investors that have bought distressed properties, renovated them and sold them to owner-occupants,” Cavanagh says. “There’s more flipping than buy-and-holds. We’re seeing a renaissance as homes are being turned over and prices are going up. But it’s still the most affordable real estate in Jacksonville.” Prices range from the low $100,000s to the mid-$200,000s. Phoenix’s median sales price of $110,000 is about 70 percent less than Springfield’s median of $375,000. “It’s an up-and-coming area that is good for first-time homebuyers,” Cavanagh says. Residents enjoy an average of 220 sunny days each year, and winters are mild. Snow is rare. The city recorded measurable snow in early 2025 for the first time in 36 years.
Nearby Springfield's Main Street is the new center of Urban Core dining
Residents are just minutes away from Springfield’s Main Street district, which features an array of contemporary restaurants and bars. Crispy’s Springfield Gallery, Fred Cotton’s Landmark BBQ and Uptown Kitchen & Bar are popular destinations. Shantytown Pub is a Main Street staple known for its dive bar setting and live entertainment. The Springfield Superette is among several small grocers in the area, while Publix anchors the Gateway Town Center about 3 miles away.
Henry L. Brown Kooker Park is a highlight of the area's many parks
Edwards Park is a walkable community green space with a playground. Nearby Henry L. Brown Kooker Park is a larger recreational area notable for its colorful basketball courts. The park is named after a longtime employee of the Boys and Girls Club of Northeast Florida, which still operates there. “There are a lot of parks in that area,” Cavanagh says. “Jacksonville has a lot of parks, period.” The Historic Springfield Learning Center offers children’s programs and serves as hub to help residents with job skills and financial decisions. Springfield is also home to the ironically named Phoenix Arts & Innovation District, which features an array of colorful murals.
Students can attend the county's oldest historically black high school
Long Branch Elementary and Matthew W. Gilbert Middle schools, rated C and C-minus, respectively by Niche, are conveniently located in neighboring communities. William M. Raines High, rated C, is the oldest historically black high school in Duval County. The school offers career and technical education programs in computer science and culinary arts. The district’s Controlled Open Enrollment program allows eligible students to attend schools outside of their geographic zones.
Buses provide local travel; interstates converge nearby
Residents can catch the bus along several roads in and around the neighborhood. Springfield’s Main Street provides a direct route to nearby downtown Jacksonville by bus or car. Residents can also take U.S. 1-Alternate, which forms the neighborhood’s east side, across the St. Johns River. Interstates 10 and 95 converge downtown, providing travel throughout the region. Jacksonville International Airport is about 15 miles north via I-95.Despite positive changes in the area, the neighborhood’s crime rate is higher than the national average. Its Cap Index score is 7-out-of-10.
