A peaceful peninsula outside of Jacksonville
Surrounded by brackish waterways, Riverview is a peaceful neighborhood on a small peninsula in Florida. The land was originally platted in 1911 along the Ribault and Trout rivers in the city's northwest corridor. "Riverview is a long-standing community conveniently located close to downtown," says Daniel Workman, a broker at Workman Real Estate LLC, who has over a decade of real estate experience in the area. It’s less than ten miles from downtown and about 20 miles from the sandy beachfront. “Riverview is known as a very prestigious neighborhood,” says Pepper Greenwall, a Realtor with Florida Homes Realty & Mortgage, who has lived in the Jacksonville area for over two decades. “Jacksonville is the largest land or city in Florida, so it attracts all different types of people.” Major employers include the Mayo Clinic, Bank of America Financial Center and the University of Florida College of Medicine – Jacksonville. The established waterfront community is a cozy residential retreat just minutes from the many pleasures of Jacksonville.

Make friends with blue crabs or catfish
Riverview Park is the namesake green space that offers unobstructed views of the surrounding rivers, and a secluded urban haven where locals can catch treasures like blue crabs off the pier. The park also holds a baseball diamond, an open field and playscape equipment. The senior community center is located here as well. For more maritime adventures, people head south to the T.K. Stokes Boat Ramp. Residents can enjoy the serene views or embark on the Ribault River. The public ramp has ample boat parking and is known as a great launch spot to score catfish.

Live in the woods or by the water
The community has held a variety of home styles spanning several decades. Residents will find Bungalows with woodsy yards ranging from $90,000 to $200,000. Meanwhile, some newly constructed and renovated mobile homes with waterfront access are sprinkled throughout the area, ranging from $200,000 to $280,000. Some houses along the riverfront have docks and piers stretching into the water. According to Workman, average home sizes tend to be more spacious closer to the river—and many Riverview residences don't stay on the market for long. "The neighborhood has starter homes and residences along the water, all at a modest price point compared to the rest of the city," he says.

Learn life skills in Duval County
Riverview is a part of the Duval County Public School system, with a B from Niche. The community school is Henry F. Kite Elementary, which earns a C. Local students may move on to Jean Ribault Middle, which has a C-minus, before advancing to its neighboring high school, which also receives a C-minus. Ribault Middle offers students an after-school program, TEAM UP, where they can learn life skills, do homework, or play sports. The high school is currently under renovation, with completion of the auditorium, JROTC and music building projected for 2025.

Historic theatres and annual fall festivals
Ritz Theatre & Museum, Jacksonville is where people go for African American-centered events such as concerts and exhibits, while the Florida Theatre has been open since 1927 and is a popular spot for live performances such as ballet and opera. People will find themselves traveling down Lem Turner Road to reach the plenty of commercial businesses down this bustling roadway. Frequent flyers have quick access to Jacksonville International Airport, which is 12 miles away.

Absolutely not! Not even "back in the day," when I was growing up there. It had a few OK places, notably Water St., and the block the Armstrongs lived on. Most houses were little cement block matchboxes or old wooden frame houses. Carbondale was up and coming and today has some nice homes.
There has been some rehabilation of some poorer areas, but I can't imagine anyone calling Riverview--or the Northside in general--prestigious.
