Riverfront suburb full of midcentury properties

Located off the banks of St. Johns River 8 miles from Downtown Jacksonville, most of the homes in the midcentury modern homes of San Jose feature grassy front lawns adorned with bushes and flower beds, shaded by large oaks dripping with moss. Although there are large estate-style homes on the waterfront, properties get smaller further in from the river, creating a range of vintage styles and forms to choose from. "San Jose has historic homes, several planned developments and gated communities along the river with private multi-million-dollar properties," says Julie Bavington, a Senior Real Estate Specialist with eXp Northeast Florida. Local fast-casual restaurants like the French Pantry and basketball courts at Crabtree Park act as gathering spaces for locals, especially teens, contributing to the calm, midcentury suburban vibe. On the east side of the neighborhood, near the tracks, passing trains and the adjacent railyard can be a source of background noise for some.

From midcentury-modern to riverfront estates

Midcentury-modern ranch-style homes with two bedrooms and a covered parking space can sell for between $150,000 and $200,000, while four-bedroom homes on large grassy lots dotted with palm trees can sell for over $300,000. Split-levels and Spanish Revival-style bungalows built in the 1980s with prominent attached garages can sell for as much as $400,000. Homes from the 21st century showcase neo-eclectic forms that blend different architectural styles with shingle roofing, wood-trim gables and stone detailing. Some of these four-bedroom residences can sell for $400,000 inside new developments like Hardwick Farms, while those closer to the waterfront with five bedrooms and covered backyard patios can sell for $900,000. Grande five-bedroom Mediterranean Revival-style estates, such as those in Epping Forest Yacht Club, sit on half-acre lots on the banks of the St. Johns River, selling for upwards of $1 million. Two-bedroom condos built in the 1970s can sell for between $150,000 and $300,000, while riverfront three-bedroom condos in gated communities with private balconies sell for over $1 million.

Dual language and college prep magnet programs

Local kids may start the day at Kings Trail Elementary School, rated C-plus by Niche, or the C-rated San Jose Elementary, a Spanish/English Dual Language Magnet School where kids can receive a bilingual education. These students may move on to partake in the dual language program offered at the C-rated Alfred Dupont Middle. Local teens may attend the C-plus-rated Englewood High, where they can enroll in their Sports, Recreation & Entertainment Marketing program. At the A-minus-rated Samuel W. Wolfson High, a college preparatory magnet school, students can participate in their International Baccalaureate or Advanced Placement track and earn college credit for a future degree. Located within San Jose, the A-plus-rated Bolles School is a private school serving boarding and day students in grades K-12. It is known for its extensive athletics programs, having turned out 14 Olympic medalist swimmers.

Boat launch points on Goodby’s Creek

On sunny days, locals can visit one of the many parks in San Jose, like Crabtree Park, which offers basketball courts and a climbing structure for kids to tackle. To the south is Alejandro Garces Camp Tomahawk Park, home to walking trails shaded by clusters of pine, oak and maple trees and a kayak launch site at Goodby's Creek. Customers from all over the city will stand in line at the exclusive French Pantry, a local cafe known for its fresh sandwiches, paninis and delicious baked goods. For smoky entrees and southern-style sides like black-eyed peas and collard greens, locals can visit Mojo Bar-B-Que.
