An established neighborhood with new developments
In Jacksonville's Springfield, warehouses and historic buildings provide a weathered yet inviting canvas for brightly painted murals by local artists. Situated within view of downtown's skyline, Springfield is one of the city's oldest neighborhoods experiencing a major resurgence. Main Street acts as the center, inviting locals to a mix of old and new establishments. Clusters of orange construction barrels line the thoroughfare as workers expand the road to accommodate growth.
At times, it can be difficult to distinguish between a newly built house and a renovated older home. The community earned a spot on the National Register of Historic Places in 1984, and recent homes are required to match original architectural styles. "I like that in Springfield, you can step out on your raised front porch that has an old Victorian feel, sip your coffee and greet your neighbors with a friendly 'what's up.' People in this neighborhood make an effort to acknowledge each other," explains Adam Silk, a previous resident and Realtor with Florida Homes Realty & Mortgage. "In Springfield, neighbors hang out at each other's houses and go for walks together during football season, as everyone is a Jacksonville Jaguars fan!"

Crispy pizza at Crispy’s
The community has several modest convenience stores, but most will grocery shop at Harvey's Supermarket on Market Street. While Springfield has limited retail options, its restaurant scene is expanding. Crispy's Springfield Gallery, a well-known staple throughout the city, is a laid-back hangout for happy hour drinks. The establishment lives up to its name, serving authentic New Jersey-style pizza with a crispy crust. Those looking for a contemporary diner experience head to Uptown Kitchen & Bar for a weekday lunch and a mimosa-filled brunch on weekends. At Strings Sports Brewery, visitors enjoy wings while seated near barrels of fresh craft beer in view of the onsite distillery.
Recent additions to the neighborhood, such as Tulua Bistro, drive Springfield's revival. The Dreamette has been a cherished fixture in Jacksonville since the 1940s. In 2022, the stand opened in a historic Springfield building, and locals enjoy swirled cones, banana splits and floats. "It's great to go through the community and always see something new," says resident Lancey Blanchard, who also works in Springfield.

Putting the community on display
EverBank Stadium is a major draw during football season, but there are several events inside the community. Many historic homes from the turn of the century, known as "grand old ladies," provide a unique backdrop for Springfield's Porchfest in November. "Porchfest has live music from local artists that include 20 bands and musicians performing on the porches of historic homes," says Michael Haskins, the Executive Director of Springfield Preservation and Revitalization (SPAR). He says the organization also hosts the Springfield Home and Garden Tour fundraiser. "The tour includes seven locations featuring a combination of preserved homes, new homes constructed in the historic style, and backyard garden spaces with live music, refreshments and collections from professional artists," Haskins says. Sitting near the railroad tracks awaits the upcoming Phoenix Arts and Innovation District, designed to celebrate the city's creative spirit, encourage local businesses and host future community events.

Buying into Springfield
A Craftsman bungalow awaiting upgrades can stand on the same road as a new construction and a fully restored historic home. Many locals are renters living in updated houses or dwellings transformed into duplexes. The area is seeing significant development, including apartments under construction at the new Corner on Main. Even with the latest additions, Springfield maintains a sense of community. "It's very friendly and homey here. There's not anyone that I pass by who I don't already know. When people are walking their dogs, you know their dog's name. It's a welcoming environment," Blanchard says.
Those looking to move into the neighborhood can expect to pay between $400,000 and $500,000 for a new construction or a fully updated two-story historic gem. "You can find a fixer-upper within the low $200,000s. A complete rehab of a Queen Anne or Victorian style that an investor flipped starts in the high $300,000s," Silk adds. Most properties have raised homes, offering easy access to plumbing for buyers looking to upgrade.

Several outdoor green spaces
Henry J. Klutho Park reaches across several blocks. The gathering spot has a walkway dotted with sculptures as well as a baseball field and tennis courts. "There's also disc golf at the park. My friends will put their kids in strollers, grab their bag of frisbees and we'll just go. It's a nice, free thing to do with the family," Silk says. Residents can access numerous public spaces, including the Kennedy Center or Springfield Park, which features a dedicated dog area.

Quick access to downtown
Locals often travel on Main Street, Martin Luther King Jr. Parkway and buses from the Jacksonville Transit Authority. Interstate 95 runs along the western side. Springfield has more than 10 places of worship, including the historic Bethel Church. The congregation sits inside a grand building featuring a bell tower. Living close to downtown provides residents with several healthcare options. "This is probably one of the best places in the city to live in terms of a medical perspective. UF Health has a major complex in the neighborhood, plus Wolfson Children's Hospital and St. Vincent are nearby," says Philip Amorgianos, a longtime Jacksonville resident and Realtor with Watson Realty.

The local businesses in my area are all run-down and family owned. Around my immediate are of my home there is a lot of homeless activity and things of that nature. If more generic stores such as Walmart or Publix would come in a closer proximity of my home the neighborhood would take a change for the better.

Springfield is a up and coming neighborhood. It has a lot of potential to become a desired area to live in. The houses have a lot of character and most have been renovated and brought back to life but there are still some abandoned homes that can really become beautiful and make the area complete; along with the abandoned business buildings this neighborhood can really become something due to a lot of buildings being in close walking distance.
