On the eastern shores of the St. Johns River, suburban University Park is a haven of green spaces near Jacksonville University. Residents here enjoy river access from their own private docks or at Blue Cypress Park, an environmentally protected marshland with trails and a fishing pier. “It’s a very park-like setting with lots of mature trees,” says Tom Moore, a real estate agent at Watson Realty Corporation who grew up nearby. “You have riverfront homes, and you also have a lot of affordable homes.” At only 7 miles from downtown Jacksonville and 15 miles from the Atlantic beaches, University Park is a central location for nature lovers who want to stay close to the city.

Tree-lined streets and riverfront homes
Mature oaks draped with Spanish moss shade University Park’s midcentury modern, split-level, and ranch-style homes. The yards here are big enough to host these trees and still have room for lawns and paved driveways leading to attached garages. Residents can be found tending their gardens or strolling down the narrow, sidewalk-less streets. Brick ranch-style homes from the 1950s through the ‘80s are most common; a four-bedroom fixer-upper can cost $157,000, while a five-bedroom with river views and a pool can cost $480,000. There are also luxury riverfront homes, but these don’t come on the market very often; a five-bedroom waterfront home can cost around $1 million.

Join the team at Terry Parker High
Local kids can start at Fort Caroline Elementary, which earns a C-plus from Niche, then attend the C-minus-rated Arlington Middle. The C-rated Terry Parker High has been named a Blue Ribbon School of Excellence and offers sports like competitive cheer and football, as well as diving in the school’s outdoor pool. Kids can also attend the private, B-minus-rated North Florida Educational Institute, home of the Eagles, from pre-kindergarten through Grade 12; the Eagles football team is coached by former NFL players.

Fish the St. Johns River at Blue Cypress Park
Residents can walk to the 120-acre Blue Cypress Park, an environmentally protected stretch of marshland along the St. Johns River with a 2-mile paved trail and nine-hole public golf course. The park also features scenic river access at the Blue Cypress Fishing Pier, and kayakers can use the boat launch to explore these brackish waters. Local kids can climb on the playground or join a youth soccer league that plays on the park’s athletic fields.

10 minutes from downtown Jacksonville
“University Park is directly across the river from downtown,” Moore says, “and it takes no more than 10 minutes to get there.” The drive downtown is 7 miles, and residents can also take the Jacksonville Transit Authority’s bus, which makes several stops along University Boulevard and the Arlington Expressway. HCA’s Florida Memorial Hospital is 6 miles away, and Jacksonville International Airport is a 21-mile trip.
There is good public transportation in the University Park area.
University Park residents enjoy that it is convenient to Downtown Jacksonville.

The free Jacksonville Jazz Festival
Residents can make the short trip downtown for events like the huge Jacksonville Jazz Festival, held each May in Metropolitan Park. There are also several sports arenas downtown; EverBank Stadium, home of NFL’s Jacksonville Jaguars, hosts football fans each fall, and 121 Financial Ballpark is home to the Jacksonville Jumbo Shrimp Minor League Baseball team.

“Jacksonville University is a big draw here, and a big employer,” Moore says. Jacksonville University, a private liberal arts college in the neighborhood, offers more than 100 academic programs like marine science, aviation management and chemistry. While most of its over 4,000 students live on campus, some live in apartments or rental properties in the neighborhood.
