One of the newest residential developments in South Jacksonville
Wells Creek may be one of South Jacksonville's newest residential developments, but it has already become "a tight-knit community," according to current resident and Coldwell Banker Realtor Brady Hammond. "We have a lot of events that bring us together," he says. "There's Food Truck Saturdays every weekend; we'll all walk to one of the amenity centers, order some food in the parking lot and then hang out by the pool or go inside when it's cold out." The Homeowner's Associations for each subdivision host "a giant Easter egg hunt in the spring," and in the fall, he says, "there's a bunch of Halloween block parties." Despite the frequent events and resort-style amenities, Wells Creek has a low HOA fee and no additional Community Development District fees, which Hammond says "is pretty rare for Florida."

Low HOA fees and smart home features
Wells Creek is comprised of a few subdivisions, each with a range of recently built homes on small, uniform lots. “They all have energy-efficient smart-home features,” says Barbara Cockrell, a local Realtor at One Realty Corp with over a decade of experience selling homes in Jacksonville. In the Preserve and Crest subdivisions, modern Craftsman bungalows with cross-gabled roofs and similar-style two-story homes usually range between $400,000 to $550,000. Meanwhile, the Townes subdivision has three-bedroom townhomes with attached one-car garages list for around $300,000. Although the neighborhood is relatively new, with no homes built before 2019, Hammond says that all the empty lots have already been sold. “The last new construction home was completed and closed in August 2024,” and at least for now, “there aren’t any plans for further development.”

Atlantic Coast High has three career programs
Wells Creek students are zoned for Duval County Public Schools. Bartram Springs Elementary earns a B-plus from Niche, while Twin Lakes Academy Middle scores a C-plus. Atlantic Coast High gets an A-minus and offers three career programs specializing in computer technology, digital video and engineering.

Wells Creek has two community amenity centers
Wells Creek has two amenity centers, one for the Preserve subdivision and another shared between the Townes and Crest subdivisions. They both feature saltwater pools that remain open year-round “if you’re one of the few who want to brave the cold water in January,” Hammond says. Around each pool, there’s a playground and a fenced-in dog park, with plenty of surrounding green space for family picnics. Freshly paved paths trim the residential roads, making it easy to walk from one subdivision to another. Mickler’s Landing is only 10 miles east of Wells Creek. As the only public beach access on Ponte Verde Beach, “it’s usually a pretty crowded spot,” Hammond says. “The sand is mostly crushed-up shells, so it’s not very soft, but if you want to do some shark tooth hunting or look for seashells, it’s a good place to go.”

Heavy traffic on Philips Highway
Wells Creek is situated at the far south end of Duval County, near the St. Johns County line. It borders Philips Highway, which links to Baptist Medical Center South in about 3 miles. The route connects to Interstate 95 just before crossing the bridge into Downtown Jacksonville. From here, it’s only 15 miles to the International Airport.
With the neighborhood’s only entrance and exit located on Philips Highway, “It can get really busy here – especially during rush hour,” Hammond says. This traffic has been brought to the attention of local officials, and a new stop light is expected to be installed by early 2025. In the meantime, local off-duty officers are directing traffic to mitigate the issue.

Durbin Crossing is about 2 miles north
Philips Highway borders the neighborhood’s west side and links to a commercial corridor about 2 miles north. Durbin Crossing is a small shopping center anchored by Bravo Entertainment Center, which serves pizza alongside a trampoline park, bowling lanes and an arcade. Spliff’s Gastropub hosts Wednesday night poker games just a few doors down. Across the parking lot, Legacy Ale Works has an outdoor patio for live music performances and an indoor play area for kids. Other local restaurants like Poke Café and Larry’s Giant Subs are right down the road in another retail strip. From here, it’s only 1.5 miles to the nearest Publix Supermarket, and St. Johns Town Center is only 10 miles away.

Extreme wind factor in Wells Creek
Wells Creek has a low chance of flooding, but like most coastal communities, hurricanes are still a concern. According to Risk Factor, the neighborhood is at an extreme risk of wind damage.
