Victoria sits near the western edge of Prentice Cooper State Forest, which certainly contributes to its rural atmosphere. But the presence of Highway 28, which runs between Victoria’s residential section and the state park, is another important feature. This highway puts residents in close contact with Jasper and even the neighborhood of Rankin Cove, presenting options for dining and smaller park experiences. As a result, Victoria creates a secluded feel but in reality it’s not disconnected from a wider community. Residents can also travel north 20 miles to downtown Dunlap, where extensive eateries and retail businesses await. But the scenery remains a primary draw. "This is a beautiful area surrounded by mountains and water," says Realtor Gloria Page, who's been working in the area over a decade, and is currently with Keller Williams and Zach Taylor Real Estate. "We were already growing and exploding before 2020, but now we have many people from other states curious about this area."

Extensive acreage and diverse styles
Acreage is a big component of residential life in Victoria, and homebuyers will notice most properties are spread out, even separated by farmland. Still, the styles are diverse. It’s common to see Traditional Minimal homes and ranches, which can start around $185,000. But multi-story homes are available, too. Split-levels and contemporary Colonials are examples of larger styles. For example, on Jones Crossing Road, one of the main residential streets in Victoria, a three-bedroom Colonial will sell at $455,000. Again, homebuyers should factor in that these are contemporary versions from the 2000s, and can often sit on lots that are multiple acres. Of course, with so much land, there’s always the option to build in Victoria, especially if the homebuyer’s goal is to increase privacy as much as possible.

Stroll at Jasper City Park
Residents in Victoria have their pick of a couple of different park experiences. Marion County Park is placed on the shores of the Tennessee River, and offers a range of activities across 140 acres. Visitors can camp, fish for bass or anchor down at a picnic shelter. Basketball and baseball facilities are available, and the park’s historical village provides a glimpse into log cabin living. For more of a traditional park experience, residents can stroll at Jasper City Park, which offers a simple layout, with a pond, softball fields and two playgrounds.

Star football team at Whitwell High
Jasper Elementary has a student-teacher ratio of 17-to-1 and earns a B-minus grade from Niche. Whitwell Middle has a 15-to-1 student-teacher ratio, and it receives a B-minus from Niche in the academics category but a C-plus overall. Whitwell High scores the same and is known for having a successful sports program – the football team frequently enters playoffs and became state champions in 2018.

The convenience of Highway 28
Highway 28 is the most convenient way to move north-south through the neighborhood, or to simply reach dining destinations in Jasper. Valley View Highway runs in parallel and is useful for sticking to the residential area of Victoria. There’s no public transportation through here, and walkability is limited, so owning a car is essential. It's a rural area, so although the trip into Jasper is only 8 miles, the trip into Chattanooga is a much longer 33 miles.
