Along the Missouri River, Jefferson City residents can experience beauty in all directions, from winding river views, lush wineries and parks, to an acclaimed capitol building. The capital of Missouri, Jefferson City, is centrally located between Springfield, Kansas City and St. Louis. As of the 2020 census, its population was 43,228 and growing. Median incomes have grown too, as top employers Central Bank, the state of Missouri and Jefferson City Medical Group are hiring. With a lower cost of living than the United States in general, businesses, including Unilever and Husch Blackwell, have opened new offices in the city of late.

“What brings new residents here is a mix of American Midwest assets,” says Ashley Pederson, a Realtor with Promo Realty for more than 15 years. “I’ve sold homes to people who have moved here from both coasts who not only want a better quality of life and a lower cost of living but also things like beautiful scenery, mild seasons and more affordable housing.” Employees with work-from-home arrangements have also fueled growth, she says. “They love that their housing budget goes much further here, and they can often get the house of their dreams.”

Urban fixer-uppers to formal estates

The median home price in Jefferson City is $252,000, compared with the national figure of about $440,000. Fixer-uppers from the 1930s list from $55,000 to $100,000, while two-story cottages and Tudor-style homes sell from $160,000 to about $200,000. Abundant parks testify to the city’s investment in quality of life

Ellis Porter Riverside Park was renovated in 2021, ensuring its place as a top city destination for concerts and festivals. Country music stars Pam Tillis and Lorrie Morgan are scheduled to perform at the park's amphitheater in 2025. Jefferson Memorial Park (formerly Binder Park) is the city’s largest, with 645 acres of diverse amenities, including a lake for boating, fishing and camping. Jefferson City Schools offer scholarship programs to qualifying seniors

Jefferson City School District has a B-plus grade from Niche. Jefferson City High's A-plus Scholarship program offers academic and social action incentives to qualifying seniors attending in-state community colleges or vocational-technical schools.

Lincoln University, a public historically black college, was founded in 1866 by Union Army black veterans after the Civil War. Today, the university has about 1,800 students and offers undergraduate and graduate programs across four colleges.

The arts, shopping and dining near the state capitol

Named “the most beautiful interior of all state capitols” by Trip Advisor, the Missouri State Capitol offers history exhibits and tours of its extensive artwork by such artists as N.C. Wyeth, Frank Brangwyn and Alexander Calder. Chez Monet Patisserie, inside the capitol, offers baked goods and sandwiches with a French twist. A new investment plan will enhance pedestrian and bicycle transportation

The Capital Area Active Transportation Plan was adopted in 2024 and identifies investment priorities, including numerous bicycle and pedestrian projects, greenways, and sidewalk renovations. Major highways in Jefferson City are U.S. routes 54, 50 and 63. Six JEFFTRAN fixed bus routes offer paratransit services. Columbia Regional Airport is 20 miles north of the city and offers non-stop flights to Dallas and Chicago.

Moderate crime rates and flood risk define Jefferson City

Jefferson City is known for its humid summers and cold winters with occasional snowfalls. The city has a moderate risk of flooding. In April 2024, the Missouri River flooded several roads, prompting three rescues of occupied cars. Accompanying high winds knocked out power to several hundred customers in Cole County. According to FBI data, rates of reported violent crime in the city have closely tracked the rates for Missouri and the United States since 2020, while rates of reported property crimes for the same period have been slightly lower than state and national rates.

Home to the Missouri Rhineland, Jefferson City wineries offer creative events

The city is on the western edge of the Missouri Rhineland, one of the Midwest's largest wine-producing regions. German immigrants settled here in the mid-1800s and established practices learned from the German wine industry. For many years in the 1800s, Jefferson City supplied more wine than beer to Jefferson City and St. Louis. Today, the most awarded wineries, including Stone Hill, Canterbury Hill and Les Bourgeois, conduct tastings, tours, events and on-site restaurants.
