A close-knit farming community in the Willamette Valley
Between farms and acres of wide-open spaces, West Scio is a quaint, Willamette Valley community around 16 miles northeast of Albany. With Scio and Jefferson both a short drive away, locals are just minutes from shopping, public schools and the post office. “The Willamette Valley has a lot of ‘drive through towns,’” says Jill Martin, a local real estate agent with The Howard Martin Firm. “Scio is one of them. It takes less than a minute to drive through town. A lot of folks are drawn to these communities because they are secluded and away from the hubbub, but you also see a lot of community support and neighbors leaning on one another.”
The neighborhood dates to the mid-19th century, when Scio was developed as a farming community near the forks of the Santiam River. Today, there are a handful of structures dating back to the 1800s, and West Scio has maintained its quiet, countryside atmosphere. The area also sees significantly less crime than the average United States neighborhood, with a CAP Index crime score of 1 out of 10, compared to the national average of 4.
Expansive lots surrounded by farmland in West Scio
The hushed lanes of the neighborhood are lined with unassuming farmhouses and ranch-style homes that sit on properties ranging from a half-acre to 15 acres. “In West Scio, you’re in the middle of agriculture country, with flat open fields that go for miles,” Martin says. Most of the area’s houses have fenced-in lots, some housing stables and livestock. Modest ranch-style homes with around 3 acres or less range in price from $195,000 to $450,000, while larger builds with more acreage go for $510,000 to $900,000.
