Bergen-Lafayette is considered an up and coming neighborhoood
Bergen-Lafayette has a reputation for being a hidden gem. Wedged between Downtown Jersey City and the expansive Liberty State Park, it might evade first notice. But moving through the streets, one begins to notice instances of captivating architecture, like Temple Beth-El, a red brick Jewish synagogue with a curving roofline and Turkish-inspired stylings. The neighborhood is also packed with diverse eateries, with locals describing a kind of underdog buzz rising up in the shadow of Downtown Jersey City. “Liberty State Park is what some people might call the elbow of downtown, but you have light rail access and a lot of fun places to eat, so I’ve seen that pull in commuters who end up living here,” says Tamayo Oppenheimer, realtor with Silver and Oak Realty.

Historic homes, like 19th century rowhouses
This is a neighborhood with history behind it, so homebuyers will see 19th-century rowhouses that range in price from $400,000 to $550,000. This distinct urban quality is underscored by sidewalks and stoops, rather than the expansive carpeted lawns associated with suburbia. But according to local realtors, what residents get in return is convenience and a market that feels more approachable. “People tend to find that they get more for their money in Bergen-Lafayette,” says Westley Page, sales associate with Brown Harris Stevens. For example, colonials with four or five bedrooms can go for around $500,000 here – but in Downtown Jersey City, that can restrict homebuyers to a condo unit. Tamayo affirms this trend, too: “When people describe a place that is up and coming in terms of prices, they’re thinking of a place like Bergen-Lafayette.” As for contemporary brick townhouses with four bedrooms, these can between $700,000 to $965,000. The neighborhood scores a 5 out of 10 on the CAP crime index.

Communipaw Avenue is full of restaurants
Community-oriented eateries like cafes, bars and sandwich shops populate the dining scene. But with so many innovative restaurants in Bergen-Lafayette, one of the first names people will mention is Harrys Daughter, a Caribbean restaurant with potted palms, vibrant wallpaper and a bar serving rum punch. “It’s located on Communipaw Avenue, which is the neighborhood’s restaurant row,” says Oppenheimer. “It’s close to a light rail stop, and on the edge you’ll see Liberty State Park – just a really cute area. People like the convenience and being able to walk to places and pick up essentials. The Grind General Store is near a light rail stop, for example. It’s run by the people who operate the very trend Grind Coffee Shop.” Other eclectic spots focus on comfort food, whether of the Mexican or Asian-American variety. Fresh produce can be picked up at the Arlington Farmers Market, which runs from June to November. For a hip but earthy retail destination, Strictly CBD sells tinctures infused with CBD that can be added to coffee.

Liberty State Park features riverside views
Parks are centered around the various lifestyles that are prevalent in Bergen-Lafayette. “Berry Lane Park is a family friendly spot that’s really nice for kids because it has a jungle gym and a spray pad,” says Oppenheimer. “The skate park is special, too. Tony Hawk, the famous skater, was invested in making it happen.” As for Liberty State Park, the wide swath of green space taking over the neighborhood’s east end, Oppenheimer says people will typically lounge there, taking in views or picnicking, if they’re not staying active with a sports game. There’s also a 2-mile riverside promenade with benches, for those who prefer to stroll.

Light rail access is a prime amenity
Taking a ferry to Ellis Island from Liberty State Park is one unique way of branching out from Bergen-Lafayette. But residents are just as likely to catch the light rail station on Communipaw, right outside the park. Another popular light rail station is on Garfield Avenue, next to Berry Lane Park. Meanwhile, Interstate 78 wraps around the neighborhood’s southern end, and drivers can use that to make the 7-mile journey into New York City – it takes about half an hour. On the whole, though, Bergen-Lafayette thrives as a place where pedestrians can link up with eateries and shops that are clustered together.
