Slow-paced life appealing to city dwellers
With only about 200 homes in the neighborhood, Joanna maintains a small-town feel that has grown in appeal since the rise of remote work. “The lifestyle out of the city is just a lot easier,” explains Susan Raynal of the Midtown Office of Berkshire Hathaway Home Services, an agent actively selling properties in the neighborhood and a resident of Laurens County. Whether living along a local thoroughfare or deeper in the woods, residents of Joanna experience a slower-paced way of life compared to the two cities it sits between.
Homes among the pine forests
Homes in Joanna range from two-bedroom bungalows on a quarter of an acre to four-bedroom homes on over 25 acres. While homes in the heart of the neighborhood are connected by a narrow sidewalk, properties farther out sit on large grassy lots surrounded by pine forests. Construction years vary depending upon location, with houses closest to the intersection of South Main Street and Whitmire Highway often dating back to the 1950s and 1970s, and homes near the Francis Marion & Sumter National Forests boasting construction dates as recent as 2018. Though a brick ranch-style home with three bedrooms on half an acre costs under $150,000, a farmhouse over 60 acres exceeds $500,000.

Play at Joanna's and adventure at Belfast
Residents can decide between small parks with playgrounds and sprawling green spaces with native wildlife. Joanna’s Park offers a small green space with a paved track, play area and splash pad behind the elementary school off Main Street. For longer adventures and hunting opportunities, Belfast Wildlife Management sits along the southernmost part of the neighborhood and includes a shooting range, historic plantation and public dove hunting fields.

Shop and eat local on Main Street
While a 15-mile drive to Laurens is necessary for medical care and access to national retailers like Walmart and Tractor Supply Co., the neighborhood has a few local shops and restaurants concentrated along Main Street. Dollar General and T&D Curb Market cover essential household goods, and Gilder & Weeks Drug Co. handles pharmaceutical needs. For dining, “There’s a place called Joanna Grill that a lot of people go to for a good breakfast and good food,” Raynal says. Big Boys BBQ provides another restaurant option a few doors down that’s known best for its ribs.

Year-round event offerings
Though a rural area, Joanna still comes together as a community. “They have a little festival and raise money. They are active like that, and there’s lots of churches,” Raynal explains. The two most long-standing events in the neighborhood are the annual fall and spring festivals, though the community recently added a golf cart parade for Veterans Day as well.
Teachers prefer Laurens County schools
Part of Laurens County School District, the neighborhood benefits from a B-graded district ranked among the top 15 best places to teach in the state, according to Niche. Students begin at Joanna-Woodson Elementary, a B-minus-graded school, and transition to Clinton Middle, a B-graded school. From here, students attend Clinton High, a school earning a B-minus grade and offering a program for college readiness called the Gaining Early Awareness and Readiness for Undergraduate Program.

The heart of Joanna sits at the intersection of Route 76 and Whitmire Highway, 4 miles from the ramp to Interstate 26. About 55 miles from Greenville and Columbia, Joanna is a middle point between two South Carolina cities.
