Johnson City's first established suburb

During the 1920s, Gump Addition-Carnegie became the first planned community in Johnson City and continues to maintain its original appeal through a neighborly feel and the upkeep of its oldest homes. However, most know it as “The Gump,” a call back to Harry D. Gump, who commissioned its development. With the neighborhood about a mile northeast of downtown Johnson City, residents regularly visit restaurants and local shops along East Main Street. Meanwhile, there is an enduring sense of community, where residents throw events like the annual Gumpsgiving. “There’s a beautiful fellowship here,” says Carol Newman, a resident who works at the local Yarntiques. “When new people move in, we recommend different things like electricians, stores, restaurants and anything else someone new may want to know.”

The varying home styles of Gump Addition-Carnegie

Navigating the community by car and foot is simple, thanks to grid-like residential streets and sidewalks that run parallel alongside mature oak trees. Mostly built through the 20th century, homes showcase a variety of architectural styles, from bungalows and American Foursquares to ranch and Cape Cod styles. Also reflective of the time are the many original cement steps leading to front doors, driveways on the backside of houses and large front porches attached to older homes. Plots average a quarter-acre, with backyards occupying the majority, offering plenty of space to entertain guests. Potential homebuyers can expect a wide price range, with homes needing renovation starting at $50,000. However, most fall between $150,000 and $400,000, with the exception of larger homes on more significant acreage, which can reach up to $650,000.

Topper Academy at Science Hill High School

Young students attend North Side Elementary School, which maintains an A-minus rating on Niche. Fifth and sixth-grade students attend Indian Trail Middle School before heading to Liberty Bell Middle School for seventh and eighth, both of which have an A rating. The remainder head to Science Hill High School, which also holds an A rating and is home to Topper Academy, a program that addresses students' specific educational needs. “The public schools here are great, and you don’t have to do private to get a solid education,” says Kelly Hixson, principal broker and owner of Berkshire Hathaway HomeServices Greg Cox Real Estate and resident of the community.

Gumpsgiving and Halloween gatherings

The community is not shy when it comes to hosting events. “For Halloween, I invite everyone from the neighborhood Facebook page to celebrate the holiday at my house,” Hixson says. “Over 200 people will stop in to say hello or hang out. All the kids run around the street, and the adults enjoy drinks and socializing while watching the little ones.” In November, the annual Gumpsgiving welcomes a similarly large crowd and a potluck-style buffet.

The eateries and shopping of downtown Johnson City

Downtown Johnson City is less than a mile southwest of the community. It offers stops at locally owned stores like The Generalist on East Main Street for unique knickknacks and Azlin Hope, a clothing boutique. Similarly, downtown offers restaurants like the popular Red Meze, a Mediterranean eatery and Holy Taco Cantina Downtown, where patrons enjoy authentic Mexican cuisine on its back patio. Meanwhile, The Mall at Johnson City, 2 miles north off North Roan Street, offers an array of big-name retailers. For groceries, a Kroger sits 2 miles northeast on Sunset Drive, while the Johnson City Farmers Market offers goods from local vendors every Saturday morning from early May to late October.

Cooling off at Rotary Park

Civitan Park resides on the northern side of the community on North Broadway Street, within walking distance of homes. Several youth league soccer teams practice and compete on its five athletic fields. Many in the community also enjoy taking strolls or jogging along the trails that wrap around the fields. Rotary Park is situated directly east and is a frequented spot year-round thanks to its wooded playground and splash pad.

Convenient commutes along I-26

Interstate 26 borders the neighborhood’s western side, offering 16-mile trips to Tri-Cities Airport with the help of State Route 75. Johnson City Medical Center is situated a 3-mile trip southeast, off North State of Franklin Road, while East Tennessee State University’s campus sits 2 miles in the same direction along East Unaka Avenue. Johnson City Transit bus stops also line East Unaka and East Watauga Avenues, providing access to the surrounding Johnson City area.

The sounds of passing trains

Freight trains regularly make their way through downtown and along the southeastern side of the neighborhood. Some of these trains are then unloaded into manufacturing sites that fill this section of the community. Homeowners situated close by are subject to the sounds of trains periodically passing through the community. Those sensitive to this noise may want to consider this before moving into this part of the neighborhood.
