A quiet community welcoming a wave of new homes
The somewhat rural community of Spurgeon maintains a relatively laid-back feel, even as the area continues to develop. “You’ll have to drive a little farther down to get to your local gym, but people like it because of the location,” says Betty Fite, a Realtor with Weichert Realtors Saxon Clark, who used to live in the area. “It sits along main roads and is literally right on Boone Lake.” Centrally located between two of the three Tri-Cities, residents head southeast for retail shopping in Johnson City and northwest to attend events like FunFest in downtown Kingsport. “Population skyrocketed in the area when Covid hit, which is why so many new subdivisions are popping up,” Fite says.
Late 1900s ranch styles and recently built New Traditionals
State Route 36 works as the community's mainline. Several houses of worship sit along the throughway, while residential streets branch off in either direction. Comprising the streets are late 20th-century ranch-style homes, many of which are raised to compensate for the hilly terrain. Within the neighborhood's southeastern corner are a handful of recently built subdivisions with one- and two-story New Traditional-style houses, most of which feature stone-front exteriors. “These little communities were not here just a few years ago,” says Fite. “They’ve got that small neighborhood feel where you can walk your dog along the street and feel good about overall safety.” The CAP Index gives the community a low-crime score rating of 3, one point below the national average. Condos and townhomes are also available in this portion of the community, ranging in price from $150,000 to $400,000. Prices for free-standing homes throughout Spurgeon range from $160,000 to $500,000, while more recently built homes can reach up to $900,000.
Exploring the tales of Narnia at Darrell's Dream Boundless Playground
Boone Lake Beach, located less than 2 miles from the community, welcomes those looking to cool off during warmer months in a sectioned portion of the lake. Following dam repairs, the lake was refilled in 2023 and is now one of the go-to spots for swimming and sunbathing, thanks to its sandy shore. Meanwhile, Darrell’s Dream Boundless Playground, 4 miles northwest, offers multiple accessible playgrounds and a Narnia-themed trail to explore, suited with a large wardrobe, statues of characters and plaques that retell the stories of C.S. Lewis' fantasy series.
Student development at Daniel Boone High School
Young students living northwest of Bobby Hicks Highway will enroll in prekindergarten through eighth grade at Gray Elementary School, which holds a B rating on Niche. The remaining students will head to B-minus-rated Boones Creek Elementary School before combining with the rest of the community at Daniel Boone High School. The B-rated high school offers Family, Career, and Community Leaders of America, which builds upon students' personal and professional development.
Stopping in for sushi at Yong Asian House
For groceries, residents head to Food City in Gray, located about 2 miles southwest along Bobby Hicks Highway. Along the same stretch sits La Carreta, a laid-back Mexican eatery, and Yong Asian House, an Asian fusion spot known for its sushi. A number of chain restaurants, including Taco Bell, Pizza Hut and several others, sit near the throughway. For more shopping options, The Mall at Johnson City sits 11 miles southeast of North Roan Street.
Trips to Kingsport for the annual FunFest
“If you ask anyone about events in the area, they are going to say FunFest,” Fite says. “All the restaurants come out, host concerts, and do a hot air balloon show.” The nine-day event, which takes place in July, has become an annual staple of Kingsport and now includes over 100 events hosted throughout the city. Similarly, the Appalachian Fair has welcomed folks from around the region since 1926. Those heading to Gray for the event can catch shows from big-name country artists, seek thrills on carnival rides and peruse various vendors.
Getting around on State Route 36
State Route 36 runs through the center of the community, linking commuters to Johnson City, 11 miles southeast, and Kingsport, a similar distance to the northwest. Residents seeking medical care must also head into Kingsport to visit Holston Valley Medical Center, located off West Ravine Road. The flights at Tri-Cities Airport are closer to home, located a 4-mile drive northeast on State Route 75. It’s also worth noting that those living closer to the airport along State Route 75 may experience a bit of overhead noise from arriving and departing flights.
