Revitalization and new construction near downtown Joplin
Bordering downtown Joplin, Byers and Murphy blends the old with the new. Here, homes from the 2020s sit beside homes from the 1920s. With city grants, older properties are revitalized and new ones are built. "There are definitely some newer homes being built, which is great because it's bringing some new construction to the area," says Ariel Smith, Realtor with Keller Williams Realty Elevate. This quiet residential area blends houses of worship and industry, including manufacturers of food and metals on the south side. It's steps from downtown, where renovations and new construction add to the history, arts and culture, and dining for this neighborhood and greater Joplin.

Smaller bungalows and grand Victorians
Homes include smaller styles from the late 19th and early 20th centuries, mainly cottages and bungalows. New construction follows suit, including bungalows from 2024. Grander styles like folk Victorians feature wrap-around porches. Front yards are generally small but well-kept. The condition of properties varies; several homes on the market are fully renovated with new roofs, floors and windows. Prices start around $50,000 for fixer-uppers and reach $200,000 for new construction. Joplin's Housing Revitalization Fund has helped homebuyers replace declining and vacant buildings with new ones. While that program paused applications in summer 2024, the Joplin Homebuyers Assistance Program is open to qualifying applicants as long as funding is available or until early 2026.
Byers and Murphy includes mostly older homes.
