Quiet community on Joplin's west side seeing recent investment
Fairview is a quiet residential enclave on Joplin's far west side. Located about 2 miles from the city center, the neighborhood maintains a relaxed vibe with less traffic. Shops and restaurants run along historic Route 66 to the neighborhood's north, enabling residents to run errands without venturing far. Most housing sits between industrial areas to the west and Fairview Cemetery to the east. The area is seeing increased investment as comparatively lower housing prices attract homebuyers looking to fix up old homes or tear them down and start fresh. The result is a growing landscape of owner occupants, with more and more businesses and events growing around it. "This neighborhood has its own community around it," says Robert Dodson, a Realtor with Charles Burt Realtors, who has been selling in the area since 2013. "There's really no reason to have to drive 20 or 30 minutes across town."
Smaller bungalows and minimal traditionals allow for lower maintenance
This neighborhood has a median price of $135,000 for single-family homes, compared with $202,000 for downtown Joplin. Smaller-than-average homes measuring around 1,200 square feet drive the lower price point. Homebuyers appreciate less maintenance with the smaller homes, according to Dodson. "Investors will see a lot of controlled cost in that department because they don't have 2,200 square feet to deal with." Minimal Traditional homes and bungalows from the early to mid 19th century are common in the center of the neighborhood. There are also New Traditional homes built as recently as 2021, with driveways and attached two-car garages. Prices range from $115,000 to $200,000. New construction continues, as open lots are still available. The majority of homes have front porches or modestly sized front lawns. Although sidewalks are uncommon, low traffic helps add some safety when walking through the neighborhood.

Trackside Burgers and Cup O' Joe are new additions to Seventh Street
Route 66, known locally as Seventh Street, is the main east-west route and commercial corridor. Walmart Supercenter, Walgreens and Dollar Tree are a few shopping options available there. As more residents make their way to the west side of town, more businesses are popping up. At the intersection of Seventh and Maiden Lane, new arrival Trackside Burgers & BBQ serves a hearty bacon bourbon burger. Opening in early 2023, Cup O' Joe is a veteran-owned coffee shop. It serves hot and iced espresso drinks such as blended frappes and breakfast items.
Trackside Burgers is one of Joplin's favorite burger joints just across from Fairview.

Joplin High emphasizes personal career goals
Joplin School District, which earns an overall B-minus from Niche, provides public education to the neighborhood. Elementary students are split between two schools, depending on address. Students north of Junge Boulevard typically attend Jefferson Elementary, which earns a B-minus, while students who live south of Junge can attend Cecil Floyd Elementary, which earns a C-plus. Both schools feed into B-minus-rated North Middle. Joplin High School earns a C-plus and plans to implement career academies in 2025 focusing on Human Services, Arts and Communication, Technical Sciences, Health Services and Business and Information Technology. These academies will emphasize students' individual goals with support from a Student Success Coordinator.
Joplin Little League Softball teaches life lessons
Fairview has various outdoor recreation options. On the neighborhood's south side, the Blinzler Softball Complex is home to Joplin Little League Softball. The organization oversees five leagues for kids ages 4 to 16, with a mission to teach life lessons to build stronger individuals and communities. Just north of the neighborhood across Seventh Street, Schifferdecker Park is a west Joplin attraction with a golf course, basketball courts, and aquatic center spread across 160 acres.

Summer concert series at Schifferdecker Park
Community events are growing alongside this neighborhood. In 2024, the Heartland Concert Band of Joplin kicked off a free summer concert series at the nearby Schifferdecker Park. On Thursday evenings in June, the band performs Broadway show tunes, marches and other instrumental tunes from the '60s and '70s as onlookers enjoy from lawn chairs and blankets.
Transportation
Situated along Seventh Street, this neighborhood offers an easy transportation route through town. Seventh leads to downtown Joplin, situated less than 2 miles east, opening up more shopping, dining and event options. Driving is the transportation of choice here, as Joplin generally lacks bike lanes and bus routes. The Metro Area Public Transit System provides a curb-to-curb paratransit service by appointment. For medical needs, Freeman Hospital West is about 3 miles south.
