Quiet living in a central Joplin location

Grand View offers a variety of housing styles in a quiet area of east-central Joplin. Rental living draws in Joplin's student population, who can live close to Missouri Southern State University. At the same time, long-term residents enjoy a central location between downtown Joplin and the Rangeline Road shopping district. Although it's located along a major east-west route, Grand View is a low-traffic area where locals walk their dogs. "The area is really quiet; our apartments are totally fenced-in and well-lit at night, so the tenants feel safe here," says Carrie Box, owner of Sanibel Executive Suites in the neighborhood.

Rental and ownership options in Grand View

More residents rent than own in this neighborhood, which is a diverse mix of apartments, duplexes and single-family homes. Houses, including ranch, bungalow and Minimal Traditional-style properties, are rarely up for sale but typically valued between $100,000 and $215,000. Many homes have grassy front lawns and backyard fences for privacy. On the neighborhood's south end, duplexes are adjoined by backyard decks, with trees helping to buffer sound from the nearby train tracks.

Special occasions at Wilder's Steakhouse

Popular stops around Seventh Street include Walmart Neighborhood Market for groceries and Lalo's Taqueria, a no-frills taco restaurant. Joplin's shopping districts are a quick drive east or west. The small business scene, centered around downtown, is a highlight, according to Box, who says Wilder's Steakhouse is popular for special occasions. The restaurant serves steak, seafood and signature sides in an Art Deco setting. "It has a darker ambience, and everything on the menu is so good," she says. In the other direction, Rangeline Road is a busy commercial area with a Target, a PetSmart and a Kohl's.

Swimming and ice skating at Ewert Park

Numerous Joplin city parks are within a mile's walk or drive. Leonard Park's wooded landscape includes tennis courts, a playground and a picnic pavilion under the tree canopies. Ewert Park has been home to aquatic facilities for 100 years, and it's currently getting an upgrade. The updated park will include Joplin's largest aquatic center, an ice ribbon to skate on, an amphitheater and interpretive signage. Just south, the Campbell Parkway is a passive park with about 1 mile of gravel walking trails.

Higher education at MSSU and KCU Joplin

Grand View kids usually spend the school day at Eastmorland Elementary School, which has an outdoor classroom and butterfly garden. Teens throughout the area attend East Middle School before heading to Joplin High School, the city's only ninth-through-twelfth school. Each earns a C-plus grade from Niche. Grand View is about 2 miles from Missouri Southern State University, a public university with undergraduate and graduate programs, and 4 miles from Kansas City University's Joplin medical school campus.

Something fresh each week at Empire Market

Main Street is a hub of activity with live music and local shopping. The city center hosts regular events such as Third Thursday, a monthly street fest with different themes depending on the season. Empire Market occurs each Saturday year-round, with vendors selling fresh veggies, baked goods and hand-crafted products. The products vary along with themes such as Paris Week. Locals also browse the galleries and catch a live concert or play at the Harry M. Cornell Arts and Entertainment Complex.

Seventh Street connects to Joplin landmarks

Despite a lack of sidewalks, "A lot of people walk their dogs here since there is not a lot of traffic," Box says. Residents also rely on Seventh Street, a major east-west route connecting Grand View to downtown Joplin, city parks, and Rangeline Road. Joplin's Sunshine Lamp Trolley blue route connects to MSSU and Rangeline Road. About 4 miles south, Freeman Hospital West offers emergency services with a Level II trauma center. Joplin Regional Airport is 7 miles north, with flights to Chicago and Denver.
