Active Joplin neighborhood near shopping and Missouri Southern State University

Hatten is an active east Joplin neighborhood situated at the corner of Rangeline Road, the city's main commercial corridor, and Seventh Street, its main east-west route, putting this neighborhood at one of the busiest intersections in town. Although this area gets noise and traffic from the activity on Rangeline, it offers walkability to a wide range of shops and restaurants and a quick drive to Missouri Southern State University, just 1.5 miles north. This established neighborhood has a mix of older single-family homes and newer duplexes that serve as rental properties, offering inexpensive housing options in a convenient location. "There are a lot of college-age kids are over there and families in transition who just got a stable job and are saving up to buy a house, because of the proximity to everything," says Jason Wallace, a lifelong Joplin resident and a Realtor with Fox and Riley Real Estate who has been working in the area for 19 years. Retail and housing options could grow even more in the future. In 2024, the property developer Woodsonia Real Estate proposed tentative plans for a Prospect Village, a $375 million mixed-use development encompassing 78 acres just south of Hatten, with parkland, an indoor and outdoor sports complex, multi-family housing, hotels and additional retail spaces.

Mythos offers a date-night dinner

A quick bite to eat is one of Hatten's big appeals for busy residents. Rangeline Road, bordering the neighborhood's west side, draws Joplin residents from all over the city with various shops and retail stores. "You're a few blocks away from McDonald's, Taco Bell — name a chain restaurant and it's within five blocks at least," Wallace says. Fast food is not the only option here. Mythos is a family-run restaurant that's popular for candle-lit date nights. The menu incorporates a variety of Greek and European flavors, featuring artichoke pesto chicken, a gyro platter and chicken parmesan. Target, Burlington, Big Lots and PetSmart are all just north, along with Natural Grocers, which specializes in organic produce, snacks and supplements. Northpark Mall is a large indoor shopping center roughly a mile north, with a JCPenney, T.J. Maxx and Dunham's Sports. While many of its stores have closed in recent years, 80 still remain. Vintage Stock has a collection of movies, CDs, books, videogames and memorabilia.

Duplexes from the '90s with attached garages

Despite the busy retail scene, single-family homes, apartments and duplexes make up most of the area. Minimal Traditional properties, ranch-style properties and gable-front bungalows date between the early to mid-20th century. Many are updated, and some are fully remodeled with stainless steel kitchen appliances, new roofs and HVACs. Others could still use cosmetic updates. They typically sit on quarter-acre lots, with mature trees adding shade and privacy. Prices range from $100,000 to $180,000. Duplexes from the late 1990s are clustered throughout the neighborhood, with one-car garages and driveways. These may be owned and rented out by property management companies or individuals. Hatten experiences noise from Rangeline and through traffic from cars aiming to avoid gridlock. The neighborhood's east side is typically quieter.

From MSSU to KCU

Educational opportunities range from kindergarten through college. Younger students may attend Soaring Heights Elementary School, about 2 miles southeast, which opened in 2014 and doesn't have a grade from Niche. East Middle is located on the same campus and earns a C-plus. Teens typically attend Joplin High, which also earns a C-plus. The high school has a variety of clubs and activities centered around academics, music, performance, special interests, service and leadership. The marching band competes with other school bands and performs at Joplin High events, games and parades. Teens can also take Dual Credit courses close to home at Missouri Southern State University. MSSU serves nearly 4,300 students and has 140 undergraduate and graduate programs. The MSSU-KCU Early Acceptance Program admits up to 25 students to Kansas City University's Joplin medical school at the same time they're accepted to MSSU for their freshman year. This allows them to start preparing to transition to medical or dental school from the moment they walk on campus, knowing they’ve already been accepted. .

Walking, tennis and picnics at Leonard Park

Hatten doesn't sacrifice outdoor space for retail space. Four city parks are 2 miles away or closer. Tucked away on the other side of Rangeline, Leonard Park has a 1-mile loop trail, a playground, a picnic pavilion and a tennis court. The Campbell Parkway is another go-to spot for walking and running, with more than a mile of flat, gravel walking trails. In the winter, Joplin decks this park out with a Christmas light display. Near the Parkway, Parr Hill Park offers open fields for play, a playground, a splash pad, and covered pavilions, allowing parents to supervise from the shade. Northpark Mall is a hub for indoor activities. It's home to the Regal Northstar movie theater and Tilt Studio, an entertainment complex with arcade games, black light mini golf and laser tag.

Vendors and music at Third Thursday

Hatten has a direct route to downtown Joplin, the city hub for special events. Main Street comes to life on Third Thursdays when thousands of attendees come out to enjoy live music, shop at local vendor stands and pull up a seat at a downtown restaurant. The event takes place in the evenings on the third Thursday of each month between March and October. The Joplin Arts Fest in September brings in over 40 local and regional artists who display their woodwork, painting, pottery and jewelry.

Limited walkability, easy drive to downtown Joplin

Downtown Joplin is about 3 miles west, with a direct route via Seventh Street. Walkability is fairly limited, but Eighth, Ninth, 11th and 12th Streets have sidewalks leading toward Rangeline. Rangeline also has sidewalks along the entire length. Bike lanes and public transportation aren't available in this neighborhood. The Metro Area Public Transit System does offer paratransit rides by appointment. Mercy GoHealth Urgent Care is just south of the neighborhood on Rangeline. For 24-hour emergency care, Freeman Hospital West has a Level II trauma center about 5 miles southwest.

Weather and crime considerations

Tornadoes are a reality in Joplin, which is part of Tornado Alley. Joplin experienced an EF5 tornado in 2011 that killed 161 people and damaged nearly 7,500 residential structures and 553 businesses. Some Hatten residents on the neighborhood's west side are part of Eastmorland Elementary School's tornado protection zone and may take shelter in the school's safe room during a severe weather event. Crime is another consideration in this neighborhood. Hatten has an overall CAP Index crime score of 6 out of 10, compared with the national average of 4. It has especially high scores for burglary and larceny. The Joplin Police Department's Crime Free Team has crime prevention programs targeted toward apartment complexes and local businesses.
