Executive homes in Joplin's quiet North Brook
North Brook is one of Joplin's newest neighborhoods on the city's expanding north side. Schuber Mitchell and other prominent builders have been developing this area since the 1990s, creating a quiet community with larger homes. Houses are hard to come by despite the ongoing growth, according to Gary Mishler, Realtor of three years with Keller Williams Realty Elevate and longtime Joplin resident. Some residents have lived here for 20-plus years with no plans to leave this peaceful area near shopping and dining on Rangeline Road. "I think it's because it's quiet — it's not like people are driving up and down the roads all the time," Mishler says.
Larger homes at a higher price point
North Brook's homes are larger in size and price for the Joplin area. Custom brick homes average around 2,300 square feet, with executive features such as high-ceiling living rooms and updated kitchens. Tidy flowerbeds, lawns and hedges add a manicured look throughout the neighborhood. Properties are rarely for sale and last about 12 days on the market compared with the national average of 46 days. They're valued between $215,000 and $590,000. Joplin is susceptible to tornadoes, and most homes date before the city enhanced its building codes in 2011 for severe weather.
Joplin's only greenway is right out the back door
North Brook sits along the Frisco Greenway Trail, the only greenway in Joplin proper. This rails-to-trail route runs 3 miles between Joplin and Webb City to the north. The packed gravel allows for for walking, running, biking and non-motorized vehicles. "Over time, that walking trail got better and better, and now people who enjoy the outdoors can step out the back door and walk," Mishler says. Joplin's northernmost green space, Humphrey Park, is a staple for residents on this side of town. The 8-acre park features a playground, open space, disc golf course, walking trail and basketball courts.
Preschool and K-12 learning in the Joplin School District
The Joplin School District assigns North Brook students to Royal Heights Elementary School and East Middle School, which both get C-plus scores from Niche. Four-year-olds may also participate in the Little Eagles Flight School, an early learning program on the Royal Heights campus. With a C-plus from Niche, Joplin High School serves the city's ninth through 12th graders. The Franklin Technology Center on the high school campus provides technical training for post-graduation jobs, associate degree programs and baccalaureate programs.
Downtown Joplin and Rangeline Road have shopping and dining
The neighborhood is between downtown Joplin, with local boutiques, bars and restaurants, and Rangeline Road, with big box stores and chains. Walmart, Target and Natural Grocers are about 3 miles away on Rangeline. Joplin's indoor mall is also located on this side of town, featuring a JCPenney, a T.J. Maxx and a Dunham's Sports. Joplin's foodie scene is centered downtown. The Bruncheonette uses local ingredients for pancakes, eggs benedict, breakfast tacos and other brunch creations.
Street fests and fall festivals in greater Joplin
Special events happen throughout greater Joplin. Downtown businesses, vendors and musicians get involved for Third Thursday, Joplin's main event from March to October. Neighboring Carthage draws about 65,000 visitors for the Maple Leaf Festival in October. The week-long celebration kicks off with a barbecue cookoff and ends with one of the biggest parades in the region.
Walking and driving around North Brook
North Brook has a culture of walking thanks to quiet streets. Residents also rely on cars since Joplin's Sunshine Lamp Trolley bus routes don't reach the neighborhood. Zora Street connects to Main Street and Rangeline Road from North Brook. Located on the city's north side, this is one of the closest neighborhoods to Joplin Regional Airport, about 5 miles north. The airport offers direct flights to Chicago and Denver. Joplin's medical district is about 7 miles south, where Mercy Hospital and Freeman Hospital West offer Level II trauma centers.
