Quiet living and historic, diverse architecture in Roanoke
While it’s only a mile from downtown, the neighborhood of Roanoke has crafted its own little bubble of seclusion. It sits near the northern portion of Joplin and features dense green woods, diverse architecture and quiet living. “It used to be called ‘Snob Hill’ because the old money of town lived up there. It’s cool just to drive through to look at the homes. A lot of them are very beautiful,” says Nicholas Sanders, a Joplin native and Realtor of seven years with Keller Williams. “Honestly, houses don’t go up for sale there that often, and when they do, people jump on the chance. Once folks settle into Roanoke, they stay for a long time.”
Early 20th-century housing, restored historic homes and new construction
When it comes to housing, nothing in Roanoke is exactly the same. “It’s the complete opposite of cookie-cutter. The architecture absolutely makes Roanoke what it is,” Sanders says. “It’s got a secluded feel. The roads wind and twist, and parts of it feel like living in a forest.” From Craftsman homes to Colonial Revivals and contemporary custom builds, styles and construction periods vary wildly. The earliest Roanoke homes date back to the start of the 20th century, while its newest additions were built between 1990 and 2010. Older, smaller homes that need extensive renovation can sell between $120,000 and $250,000, while restored historic homes and newer properties usually sell for $300,000 to $550,000. The area is at risk of tornadoes, especially from April through June.
Nearby schooling and financial aid for college opportunities
Roanoke is part of the Joplin School District, which receives a B-minus rating on Niche. Kids will start at the newly constructed Dover Hill Elementary, which is currently unrated, before progressing to B-minus-rated North Middle School. C-plus-rated Joplin High School was completely rebuilt in 2014 after being severely damaged during an EF5 tornado in 2011. Joplin High is a designated Missouri A+ School, meaning students qualify for financial aid if they attend Missouri community colleges or vocational-technical schools.
Outdoor recreation and entertainment at Landreth Park
Roanoke is next to Landreth Park, which covers roughly 160 acres and offers various recreational activities. It features two playgrounds, several sand volleyball and pickleball courts, a winding walking trail and a disc golf course. The park also has an amphitheater that offers a stage to musical artists throughout the year, especially in the summer. A trailhead to Frisco Greenway, which extends nearly 4 miles, is found in Landreth Park. “Our trail system is a huge perk. We have trails running all over the city,” Sanders says. “It’s great to have access close by. I see people walking their dogs or biking with their families all the time.”
Close to big retail plazas and locally owned restaurants in downtown Joplin
Only 3 miles away is one of the largest retail areas in the city, fanning out from the intersection of Route 66 and Rangeline Road. Retailers like Target, Walmart and PetSmart are pocketed together in plazas on Rangeline Road, alongside grocers, chain restaurants and specialty shops. Roanoke is only about a mile from downtown Joplin, which is packed with independent restaurants. “Our food scene is really good and very diverse, which maybe people wouldn’t expect,” Sanders says. “We’ve got everything from Italian to Thai to good home country cooking.” At The Bruncheonette, hearty Southern brunch dishes use ingredients from local farms and dairies, while the wine and cocktail bar at Vino Noir hosts live music on the weekends to accompany its carefully selected spirits.
Getting around by car and flying out of the nearby Joplin Regional Airport
Route 43 borders the neighborhood’s east side, intersecting with historic Route 66 and Interstate 44 south of Roanoke. Several well-known commercial airlines serve the small Joplin Regional Airport, about 6 miles away.
