Towering oaks and ranch-style homes
Smaller single-family homes are scattered across this sprawling, wooded landscape. Ranch-style, minimal traditional and shotgun-style houses date from the 1940s through the modern day, with some individual residential lots offering space for new construction. Many homes on the market have updated cosmetic and functional features such as kitchens, bathrooms and plumbing. They generally sell for between $120,000 and $250,000. The neighborhood has a lived-in feel, with holiday decorations, lawn ornaments and lounge chairs donning front yards and porches. Lot sizes vary from property to property, ranging from a tenth of an acre to 2 acres. Humphrey Park is the neighborhood's primary green space, a centrally located and walkable amenity for many residents. Spanning 8 acres, the park is a spacious, open area dotted by a few trees. It features a multi-age playground with nearby benches, a picnic pavilion, and basketball courts. A paved walking trail also loops around the perimeter. Royal Heights contains a section of the Frisco Greenway Trail, the only greenway within the city. Over 3 miles long, this packed gravel trail connects from northeast Joplin to Webb City.
Centrally located Royal Heights Elementary School
It’s common to see parents dropping off their children or walking them to Royal Heights Elementary, at the heart of the neighborhood. "Royal Heights has one of the best elementary schools in the Joplin area, so it's well-liked, and a lot of parents want to live there," says Michael Wicklund, Realtor with Pro 100 Inc. In 2024, the school piloted the Little Eagles Flight School, a preschool program that addresses barriers to quality, affordable early learning in Joplin. Students in the neighborhood are also zoned for East Middle School and Joplin High School. All three schools earn C-plus grades from Niche.Creativity on display at the annual Joplin Arts Fest
The community itself hosts neighborhood garage sales in the spring and fall. Downtown Joplin is the center for city-wide special events. Main Street shuts down monthly for Third Thursday, a street festival bringing music, food and local vendors together. The city also hosts the First Thursday Art Walk from March through December, where over 30 local artists display and sell their work. Creativity is also on display at the Joplin Arts Fest in September, bringing in artists from around the country at the Harry M. Cornell Arts and Entertainment Complex.
Zora and Main lead to downtown Joplin
This is a car-dependent neighborhood since many streets don't have sidewalks. However, it's also a low-traffic area with neighborhood amenities close by. Public transportation is not available, as Joplin paused its trolley services. There are several driving routes toward downtown Joplin, about 3 miles southwest. Commuters may take Zora Street to Main Street. Joplin Regional Airport is about 6 miles north, with direct flights to Denver and Chicago. Freeman Hospital West, the city's biggest hospital and home to a Level II trauma center, is about 6 miles southwest.
Big-box shopping and dining on Rangeline Road
As Joplin's busiest commercial corridor, Rangeline Road is a go-to area for this neighborhood and the whole city. Just south, Northpark Mall is an indoor shopping center that has been around since 1972. T.J. Maxx, JCPenney and Dunham's Sports still anchor the mall despite several store closures in recent years. Besides the mall, Rangeline has an extensive collection of big-box stores, fast-food options, and chain and local restaurants. There are three Walmart locations within about 3 miles. Natural Grocers is a popular stop for groceries about 2 miles south. Chavela's is a local favorite serving a variety of Mexican classics, including signature fajitas and Mexican-style street tacos.Lower-than-average crime scores, higher tornado risk
The Royal Heights community has lower-than-average crime rates and an active community Facebook page where residents can report suspicious activity in the area. The neighborhood's CAP Index crime score is three out of 10, compared to the national average of four out of 10. "If they see something, they say something," Johnson says. "So they stay pretty tight-knit as far as safety awareness, or if an animal is missing. It's a great way to communicate." Joplin is at risk for tornadoes, especially between April and June. Residents living within a third of a mile of Royal Heights Elementary may use its community safe room during tornadoes.
