Affordable nook on Joplin's industrial west side
Westpark is a residential nook surrounded by manufacturing facilities on Joplin's industrial west side. Like Joplin itself, this neighborhood is notable for its relative affordability within the Four States region. Single-family starter homes typically sell for under $200,000 — and buyers are starting to notice, says Jessica Mustain, a Realtor with the Harper Carlton Group at Exit Realty in Arkansas. "The number one thing is affordability," she says. "Even though the one I had listed was a cosmetic fixer, we still had between 5 and 10 offers. Things under $200,000 go over really well." Despite being one of Joplin's westernmost neighborhoods, it's 3 miles from downtown and even closer to west-side parks, schools, shops and restaurants.
Ranch, bungalow and Minimal Traditional homes need cosmetic updates
The residential blocks of Westpark's south side are clustered with ranch-style, bungalow and Minimal Traditional-style homes averaging around 1,300 square feet. Dating between the 1960s and the '90s, Mustain notes they may need cosmetic touches such as new paint and flooring. "They don't usually need a complete overhaul," she says. Smaller front yards match the smaller home styles, and many residents decorate the space with lawn ornaments and flower beds. Limited data is available, but in 2024 and 2025, two homes were on the market for $150,000 and $160,000. With the lower price, homes spend an average of just 5 days on the market compared to 45 days nationally.

Students explore their interests at Joplin High
Westpark falls within the Joplin School District, which zones its elementary and middle schoolers by address. Students usually start at Cecil Floyd Elementary, which earns a C-plus from Niche, before moving up to North Middle School, which gets a B-minus. Joplin's only high school is the C-plus-rated Joplin High, which continues to evolve its programming. In 2025, it introduced several new classes as part of its new career academies pathways, providing real-world experience and a chance to explore future careers.

Golf, swimming and sports leagues at Schifferdecker Park
One of Joplin's largest green spaces is just north. The Joplin Athletic Complex at Schifferdecker Park is the town's hub for youth and adult baseball, softball, soccer and tennis. Schifferdecker Golf Course, Joplin's only public 18-hole course, spreads across most of the park's 160 acres. The course allows for year-round play with an indoor golf simulator. The park's aquatic center, open from May through August, features a lazy river, a concessions area and a 50-meter pool with towering water slides. Locals also enjoy the skate park, playground, sand volleyball courts and picnic areas.
Shifferdecker Park is one of Joplin's oldest parks.

Walmart is a nearby stop for groceries
Joplin's growing west side is drawing in more shops and restaurants. Seventh Street, Westpark's northern border, is a growing avenue of shops and restaurants including Los Primos Mexican Grill, a family-run spot that opened in 2024. It serves Mexican staples, pasta and vegetarian options. Just north, Walmart is the nearest stop for groceries and other essentials. The store offers delivery and curbside pickup services. There are also several fast-food options and national chain spots, including a new Starbucks drive-through.

Easter egg hunts at the park
While most events take place in downtown Joplin, Joplin Parks and Recreation hosts a nighttime Easter egg hunt at the Joplin Athletic Complex, where kids use a flashlight and glow-in-the-dark gear to find the hidden eggs. Residents head 3 miles east for downtown events such as Third Thursday, a monthly street festival with a different theme each time. Also downtown, the Harry M. Cornell Arts and Entertainment Complex features galleries open during the day and performances in the evenings.
Red Route bus goes to the city center and Freeman Hospital West
Joplin's small size and grid pattern makes it easy to navigate. Westpark commuters rely on cars or buses to get around town. Seventh Street runs along the neighborhood's north side and connects to the city center. The Red Route, via Joplin's Sunshine Lamp Trolley service, stops on Seventh Street and connects to Freeman Hospital West, 3 miles south. For out-of-town travel, Joplin Regional Airport is about 9 miles north, with flights to Houston, Denver and Chicago.
Severe weather considerations
Joplin is susceptible to tornadoes, which occur most frequently in the spring and summer. Westpark avoided the path of the 2011 Joplin tornado, which damaged or destroyed about 8,000 structures in town. Westpark is out of range for the community safe rooms at local elementary schools, and many homes in the neighborhood do not have basements.
