"One of the few neighborhoods in Jupiter that does not have an HOA"
North Palm Beach Heights, which is anchored by a section of the city called The Heights of Jupiter, is a quaint residential neighborhood offering relatively affordable single-family housing in an appealing area. "The Heights is one of the few neighborhoods in Jupiter that does not have an HOA. So without the exceeding cost of an HOA, it’s much more affordable,” says Howard Freedland of Echo Fine Properties, who sells homes throughout the area. “The recent flurry of sales is based on the affordability compared to other neighborhoods surrounding it.” The Heights also offers convenient access to the amenities of the Treasure Coast. It is bordered by Interstate 95 and a popular commercial corridor. A public golf course and the spring training home of two major-league teams are neighboring attractions. “There isn’t a bad neighborhood in Jupiter in the North Palm Beaches because everything is accessible. In The Heights, you’re 5 minutes to everything you need,” Freedland says.
Reasonable housing prices compared to surrounding neighborhoods
The area was developed primarily from the late 1980s through the early 2000s. Most of the offerings are non-HOA homes with driveways, attached garages and average-sized front yards. “Great starter homes,” Freedland says. Prices typically range from the high $500,000s to the mid-$700,000s. Egrets Landings is a contemporary subdivision of about 650 larger, more expensive homes on the neighborhood’s north side; it's outside The Heights of Jupiter itself and thus has one of the area's rare HOAs. The offerings include waterfront properties in an array of sizes, and they often have in-ground pools. Prices range from the mid-$700,000s to $1.5 million-plus. The community is "very well constructed,” says Freedland, who has sold several properties there. “It’s not zero lot-lined, either, so it gives you a sense of land you don’t get in other places.” Monthly fees are in the $200 range. “The HOA is extremely reasonable,” Freedland says. “It covers a number of amenities. Egrets Landing offers an awful lot for not that much money. And it’s still way more affordable than Abacoa and other neighborhoods in the area.” Exclusive amenities include a clubhouse, pool and racquet courts. Flooding is not an issue in this inland destination, but wind damage is a significant risk during hurricane season, and insurance rates are likely to reflect that. Most of the homes on the western edge of the neighborhood are separated from I-95 by a sound-reducing wall.
Annual Christmas decorations illustrate the neighborhood's community spirit
A neighborhood park features athletic courts, green space, a playground and a jogging trail that provides access to a small lake. Freedland says the area stands out for its community spirit, and he pointed to the Heights, in particular, for its annual holiday celebration. “The other thing, and this is almost a lost art, is that neighbors decorate homes for Christmas.” You can go street by street and drive the kids through. It’s entertaining. That kind of thing draws people to the area because of the sense of community.” Nearby gathering places include Abacoa Community Park, which offers facilities for everything from pickleball to hockey, and Indian Creek Park, which features the 8,500-square-foot Eco-Island Playground. Abacoa Golf Course is a public facility with an 18-hole layout that winds its way for 7,200 yards. Just a couple of blocks from the course is Roger Dean Chevrolet Stadium, which hosts spring games for the St. Louis Cardinals and Miami Marlins. Juno Beach, a renowned Jupiter destination, is only 6 miles from the neighborhood. In addition, the coastal waterfront is a haven for boaters and anglers.
Nearby shopping center, downtown Abacoa offer plenty of shopping and dining
Alton Town Center is the main shopping area along the Donald Ross Road commercial corridor just south of the neighborhood. Residents can buy groceries at the Publix there, and dining options range from the Italian favorites at Lynora’s Palm Beach Gardens to the pub-style fare at Miller’s Ale House. Diverse dining and drinking destinations are the highlight of Downtown Abacoa, adjacent to Roger Dean Chevrolet Stadium.
Students attend well-rated Palm Beach County schools
Students can attend a trio of well-rated Palm Beach County schools. Jerry Thomas Elementary is rated B-plus by Niche. Independence Middle is rated A-minus. Jupiter Community High is an A-rated school that features the Cambridge International course of study. The district offers choice programs in a variety of subjects. Many are specific to their respective schools, but others are open to select students regardless of location.
Easy access to travel along I-95, Florida's Turnpike
Not only does I-95 run along the neighborhood’s west side, but the Florida Turnpike is right next to it. The roadways provide transportation throughout the region and are especially convenient for work commutes. Palm Beach International Airport is less than 20 miles away via I-95. Residents can catch the bus nearby, but they have to venture outside the neighborhood to do so. Jupiter Medical Center is about 4 miles from the neighborhood, but the UHS Alan B. Miller Medical Complex, scheduled to open in 2026, will be only 2 miles away. The community’s CAP Index score of 2-out-of-10 is lower than the national average.
