Near downtown neighborhood with Hispanic culture
Kensington is a downtown Kansas City suburb that was once formerly farmland. The neighborhood is rooted in Hispanic culture based on migration to the area in 1900s for nearby jobs in meat-packing plants, railroads and farming. "There's a huge Spanish demographic,” Isom James, a Realtor with Platinum Realty, says. “You can't miss it. You just drive down State Avenue, and you'll see a ton of it. The neighborhood's very affordable, especially given its proximity to downtown."

Traditional American food can be found at Fritz's. A step back in time, it has been serving hamburgers from a tiny train that runs above the tables since 1954.

Diverse housing styles at accessible prices

Raised ranch-style houses, Tudors and bungalows were built between the 1910s and 1940. Another prevalent home style is the Kanas City Shirtwaist – a mix of American Foursquare and Craftsman styles and have multiple levels, a front porch and a gabled roof. Properties rest on compact lots leaving little room between neighbors. Homebuyers can find vacant lots for under $100,000, but properties tend to sell between $95,000 and $260,000.
