Primarily residential, Victory Hills began to build up and flourish in the mid-20th century, alluring for its naturally green atmosphere. Today, a wide variety of architectural styles dot the neighborhood, the homes shaded by trees and adorned with personal decoration from their residents. “Houses come with a pretty big piece of land, so that makes it fairly quiet,” says Ron Henderson, a team leader and Realtor at Keller Williams. “It’s not secluded, but there’s that feeling of being out of the way.” Potential homebuyers can find the sprawl of ranch homes to low-pitched bungalows, and if they’re looking for something larger, the area has significant Colonial and French Revivals. Smaller two- and three-bedrooms start at $200,000, while larger homes and renovated properties sell for around $240,000.

On the pathway to Washington High
Victory Hills is zoned under the Kansas City, Kansas Public Schools District, and kids can take their first step in their educational journey at John F. Kennedy Elementary. It receives an overall C-minus from Niche but an A-plus for diversity. Students move on to Arrowhead Middle, also graded with a C-minus, before finishing basic education at Washington High. Known for its expansive option of athletics, clubs and dual language programs, Washington High garners a C on Niche.

Exploring Eisenhower Park and challenging Painted Hills
Eisenhower Park is the most significant green space in Victory Hills at 65 acres. Residents can head to the running track, hit up the sports fields, or take their kids to the spray park; it’s also the site of the Eisenhower Recreation Center. The former Victory Hills Country Club reopened as the Painted Hills Golf Course in 1994. The 18-hole bent grass greenway is a public golf course with a bar and fitness center.

From huge malls to local restaurants in Victory Hills
Just 4 miles away is the bustling Legends Outlets, one of Kansas City’s most prominent commercial areas. “Legends is a huge draw,” Henderson says. “It’s really an entertainment hub.” It provides endless activity – major retailers, dining, and a movie theater – and the mall area is surrounded by essentials like Walmart and Sam’s Club. There are also several commercial districts within the neighborhood itself. Victory Hills has much to offer in the way of locally owned businesses, and they line up along State Avenue. For over 45 years, Wyandot BBQ has been the neighborhood go-to for classic Kansas City barbeque, while Mason Jar Brews & Burgers offers a rotating burger and cocktail of the month.
