Beacon Hill is a centralized midtown community

At the crossroads of history and commercial, residential and business districts is Beacon Hill, a historically Black urban community of Kansas City's midtown. With downtown KC in its backyard, Beacon Hill is filled with long-standing residents who have seen the community through the good and the bad times. 20th-century homes and apartments line long, linear lots, where residents are within arm's reach of the city's most visited parks, shopping centers, museums and commutes to work at Hospital Hill. "It's up and coming, and people move here because it's a quick drive to everything," says Rachel Kilmer, a real estate agent with ReeceNichols, running the blog Rach the Realtor and giving an inside scoop on the culture of K.C.

Mixed-used residential living close to Hospital Hill and downtown

Beacon Hill is amidst municipal offices, apartments, townhomes, and the buzz of students commuting to Hospital Hill for class at University Health Truman Medical Center. Standing side by side are newly built condos and historic homes reflecting American Foursquare and Craftsman architectural styles, lining tree-shaded sidewalks. Single-family homes offer driveways and big front porches, while contemporary condos and student housing line Troost Avenue. Prices range from $300,000 for 1920s-era homes to $725,000 for newly built modern houses.

Crown Center District is known as a “city within a city”

Beacon Hill is about a mile from Crown Center, a shopping and entertainment district home to the Hallmark Visitors Center, The Coterie Theatre, Legoland Discovery Center and Sea Life. Restaurants include Unforked, which serves scratch-made breakfasts with locally sourced ingredients and Burnt End BBQ, which has earned first place in the American Royal Barbecue Championships for its Sweet Chipotle Glaze and Sweet Honey Glaze sauces. Lidia's is an upscale restaurant serving Northern Italian cuisine. In the winter, locals come skating at the Ice Terrace. "Vested Coffee is pretty popular with a few locations throughout the city," says Kilmer. The Combine is a low-key spot for Thursday's pizza and open mic nights. A no-frills joint with only outdoor seating — since the 1950s, Kitty's Cafe has been dishing out stacked burgers and tots.

New tradition in the making with inaugural Hallmark Christmas Experience

The Mayor’s Christmas Tree lighting ceremony kicks off the holiday season, and trees throughout Crown Center stay lit with glittering white lights. The Crown Center Ice Terrace has enticed Kansas Citians outdoors in cold temperatures for over five decades. The Hallmark Christmas Experience is making its debut in 2024. This free, immersive event aims to recreate the homey vibe of Hallmark movies.

Penn Valley Park spans 130 acres

The neighborhood kids can be found at Troost Park when the sun is out. Walkers, runners, and dog companions find a welcome moment of playfulness or exercise at the sprawling Penn Valley Park, just west of Main Street. "It's not uncommon to see people out there playing with their dogs and throwing frisbees," Jerrad Donalson says. Donalson is a Realtor with Keller Williams Kansas City North who's been selling homes in the area for seven years.

This greenspace offers a small playground and a basketball court alongside a paved walkway leading to the waters of Troost Lake Park. About 2 miles west lies the historic Penn Valley Park, home to smaller spaces for dogs and skating and, most notably, the National WWI Museum and Memorial.
