Breen Hills offers simple suburban living minutes outside of Kansas City
Breen Hills certainly lives up to its name. A quiet, hilly community about 15 minutes north of downtown Kansas City, Breen Hills contains a smorgasbord of single-family homes while sitting in proximity to restaurants, grocery stores and a major community park. Situated so close to downtown as one of the southernmost communities in the Northland, Breen Hills encapsulates much of Kansas City's character. "It's kind of this little gem in the middle of the Heartland," says local Realtor Stefanie Ward of Keller Williams Kansas City Metro, who has sold close to 200 homes around the Kansas City area. "It has that Heartland feel where people take care of each other here. It's very family-oriented, and it's really a small town in a big city."

Homes along Breen Hills' tree-shaded streets boast an array of architectural styles. Ranch-style and split-level homes are common, though larger builds with Tudor accents are also present. Homes under 2,000 square feet can price between $200,000 and $400,000 while larger properties with four or more bedrooms often top out closer to $500,000. Breen Hills' housing market is relatively competitive with many homes selling between four to five weeks of their listing. "The north side of Kansas City is really growing. The builders really can't keep up with what's happening in the Northland," Ward says. "Facebook just moved here, we just got a bigger airport. Kansas City is still really growing rapidly, but it's affordable for families."
