Creative custom-builds fill Briarcliff’s subdivisions
Though the renowned architect Frank Lloyd Wright designed just one of Briarcliff’s homes, the rest of the neighborhood shows a similar creative spirit in its diverse housing styles. “It’s kind of like a very eclectic area in Kansas City. There aren’t any cookie-cutter homes there,” says Dani Beyer, a real estate agent and CEO of the Dani Beyer Team. Traditional ranch-style homes are common along main roads, but subdivisions like Briarcliff West feature contemporary, Tudor Revival, Tuscan, Saltbox and other designs. “I would call them stately. They have larger yards, so you’re not right next to your neighbor,” Beyer says. Many of Briarcliff’s homes were custom-built, and some sit in gated communities like Briar Point. Briarcliff’s natural scenery is one of its biggest appeals. “The area is built onto a cliff, so it does overlook the river, and it has awesome views of downtown,” Beyer says. “You can see the storms rolling in, and there are tons of trees that are very established and have been there for a really long time.”

Homes tend to sell quickly and for highly diverse prices
The neighborhood’s median sale price of $390,000 is significantly higher than Kansas City’s $280,000, although neighboring North Kansas City offers a pricier median of $470,000. Briarcliff’s appeal as a suburb close to downtown means that homes sell at a much quicker rate than the national average. Condos have sold from the low $300,000s to the low $600,000s, while townhouses go from the high $300,000s to the low $500,000s. Single-family homes built before 1980 tend to cost between the mid-$100,000s to the low $500,000s. Homes built since then and exceeding 5,000 square feet range from the mid-$700,000s to nearly $2,000,000; smaller properties tend to sell from the high $300,000s to the low $800,000s.
Briarcliff is full of green spaces, some with city views
Briarcliff Park forms the wooded heart of the neighborhood, offering hiking trails and bridges as well as open space for sports and picnics. The winding Briarcliff Greenway features a 2020-built concrete trail that cuts through dense shrubbery and trees on its way south to Briarcliff Road. “It feels like you’re in your own little nature sanctuary, even though you’re a few steps away from neighborhoods,” Beyer says. “It’s very scenic and very heavily covered, so it does feel like you’re out in the middle of nowhere.” Around the corner from the greenway’s southern trailhead, Waterworks Park includes a disc golf course, picnic shelters and hilltop views of downtown Kansas City and the Missouri River.

Retail centers include popular restaurants and boutique shops
Boutique shopping, supermarkets and restaurants are available around every corner. Irish, Vietnamese and Middle Eastern eateries sit along the North Oak Trafficway at Briarcliff’s eastern edge. West of Briarcliff, The Village at Briarcliff is home to Piropos Restaurant, an Argentinian steakhouse with views of the downtown skyline from its second-floor dining room. The Trezo Mare Restaurant & Lounge, specializing in Italian fine dining, offers its own panoramic views. “Trezo Mare has a more expansive outside patio area - great for happy hours and great for sunsets, and it has those awesome downtown views, too,” Beyer says. North of Briarcliff, North Oak Village includes an Aldi, Lowe’s and The Home Depot.

Briarcliff is close to employers and downtown
Access to U.S. Route 69 and other major roads puts Briarcliff a 6-mile drive from downtown Kansas City. “It’s really centrally located, so – if you have people that travel or need to commute to downtown or to other parts of the city – Briarcliff is right in the middle of everything. It’s the hub of the Northland,” Beyer says. Kansas City International Airport is accessible within 10 miles, while sports fans are 15 miles from the Kansas City Chiefs’ Arrowhead Stadium and the Royals’ Kauffman Stadium. Though most residents drive, commuters can also take the 201 bus down the North Oak Trafficway to downtown Kansas City within a 30-minute journey. “It’s close to Parkville as well, which is another small-town suburb of Kansas City that’s super charming and has a great downtown area that’s walkable,” Beyer says.
Students can attend top-rated North Kansas City schools
Students are served by the top-rated North Kansas City School District. At North Kansas City High School, dozens of student organizations offer outlets for scholastic competitions, civic education, athletics and beyond.
