An oldern Northland neighborhood with modern amenities
A Northland enclave close to North Kansas City, Chaumiere’s price point, friendly atmosphere and proximity to necessities and downtown have long attracted buyers. Chaumiere is “an older neighborhood, very affordable,” says JR Radtka, a longtime Northland resident and Realtor with ReeceNichols Kansas City North. “They’ve revitalized some of the areas down there — put in a lot of new street improvements and shops.” Radtka has extensive experience in the neighborhood and has helped multiple generations of clients find homes there. “It’s really pretty cool to see the families grow up and raise families and blossom.” He says that a lot people who grow up in the Northland choose to stay local into adulthood. “People are very friendly — that’s what’s kind of unique. When people come to town, they comment on how nice people are to them. It’s very attractive.”
Homes sell quickly in Chaumiere
Inventory is limited in Chaumiere, and homes sell after an average of 27 days, much lower than the national average of 43 days. Buyers will find that most homes were built between the 1940s and 1960s, encompassing standard and raised ranch-style builds, as well as bungalows. Many homes have covered porches that look out over grassy, half-acre plots. Sidewalks are limited here, though a large share of homes have driveways. Prices start around $130,000 for a two-bedroom bungalow and hike up to $260,000 for a larger remodeled home.
Shopping, takeout and roller skating within Chouteau Crossings
Chouteau Crossings Shopping Center is within walking distance of the neighborhood’s Chouteau Greenway Park, meaning residents can grab takeout or stop by Sun Fresh Market to stock up for a convenient family picnic. Target next door checks off the rest of the shopping list. Chouteau Crossings hosts several fast food and chain restaurants such as IHOP and Chipotle, as well as the locally owned Ming Garden, a favorite for counter-service Chinese staples.
Friends of all ages bask in the neon lights reflecting off of the disco ball at Winnwood Skate Center within Chouteau Crossings. The roller rink hosts public skates, kids’ parties and designated adult nights each week.
Chouteau Greenway hugs the neighborhood
Homes here are surrounded by trees and recreational green spaces. Locals can walk dogs or visit neighborhood geese around the lake at Chaumiere Woods Park. Missouri Department of Conservation occasionally stocks the lake with fish. Chouteau Greenway Park nearby has acres of open grass, a ball field, covered picnic tables and a small playground. The neighborhood also hosts the François Chouteau & Native American Heritage Monument along the Chouteau Greenway, a prominent set of sculptures depicting the neighborhood’s historic role as a 19th-century trading post. Famed Kansas City artist Kwan Wu created the 7-foot statues of Osage Native Americans and fur trader Chouteau, unveiled in 2020. On the western side of Chaumiere, Kansas City North Community Center offers a full gym, outdoor tennis courts and a pottery studio.
Chaumiere Neighborhood Association hosts community events
The Chaumiere Neighborhood Association hosts community events, including an Easter egg hunt at Chaumiere Woods Park. Kansas City Mayor Quinton Lucas and two city council members joined local families for the 2024 event, which included a sack race and other games, in addition to the traditional hunt for eggs.
The Northland prioritizes education
Young children attend Winnwood Elementary, which has a cozy 10:1 student-teacher ratio and a B rating from Niche. Eastgate 6th Grade Center has a B, and Maple Park Middle gets a B-minus. The Northland has “excellent schools,” Radtka says. “They devote a lot of their tax money to their schools and that really pays off.” Teens graduate from Winnetonka High, a B-rated school that has seen recent updates to its library, main office and cafeteria. The school offers specialty academic tracks in health, human services, business and technology.
I-35 and Chouteau Traffiway border Chaumiere
Major throughways border Chaumiere, including Interstate 35 to the north and Chouteau Trafficway to the east. There are a handful of bus stops along the Chouteau Trafficway, though most residents drive the 7-mile commute to downtown Kansas City. The nearest medical facility, North Kansas City Hospital, is only 2 miles south of the neighborhood, and the Kansas City International Airport is just over 16 miles away.
Potential flood risks along some Chaumiere streets
Homes along some parts of 39th Street, Bellefontaine Avenue, 41st Street and Parvin Road may be at heightened risk for flooding, according to Risk Factor.
