Just 10 miles north of downtown, Clayton’s subdivisions offer a tranquil suburban setting close to a network of Kansas City highways. “I would say the central location is the biggest benefit of living there,” says Rachel Baer, Realtor with Keller Williams North Kansas City. Baer lives in the neighborhood and organizes community events. She says the area is multigenerational, though it is especially ideal for commuters and people with children. “It’s a very family-friendly neighborhood,” Baer says. “There are always kids out riding their bikes, playing basketball. All of my personal neighbors are always willing to help and look out for each other.”

Relative affordability for Clayton homes
Clayton was primarily developed between the 1970s and the 1990s, and architectural styles here vary. Buyers can find two-bedroom builds and three-bedroom split-levels and raised ranches starting at $200,000. Updated four-bedroom builds can climb just above $300,000. Many homes have gabled roofs and Tudor or Colonial stylings. “They’re not building homes like ours anymore,” Baer says. “They’re more like two bedrooms, two baths — most everything now is a big, $500,000 planned house. Homes here are a little bit more affordable for first-time buyers.” Homes sit close together on gently sloped streets, though residents enjoy generous front and back yards for kids and pets to play.

Most kids attend North Kansas City schools
Most students in Clayton are zoned for North Kansas City schools. Kids can start at West Englewood Elementary, which earns a B-plus from Niche, then continue to Northgate Middle, a B-rated school. North Kansas City High is 6 miles from the neighborhood and gets a B-plus from Niche. The school offers four college and career pathways in subjects including business, technology, health and human services.

Nature hikes and a train ride at Frank Vaydik Park
Clayton Park has play equipment and forested hiking paths within walking distance of some neighborhood homes, though most people head to Frank Vaydik Park, more often referred to by the sum of its parts: Line Creek Trail, the Northern Railroad and Line Creek Community Center. The park hosts sprawling green space, nature trails, baseball fields and an ice rink. On summer weekends, kids and adults board the Kansas City Northern Railroad, a miniature train that circles within the park. Rainy days are well spent at Gladstone Bowl across Highway 169. Opened in 1958, the bowling alley hosts several leagues and is well known for its youth programming.

An annual block party brings neighbors together
As a member of the Clayton community, Baer herself coordinates several local events each year, including an Easter egg hunt near the Northern Railroad as well as neighborhood garage sales and recycling events. In 2023, Baer and other neighbors coordinated a first annual block party which attracted more than 250 people.
Local restaurants along North Oak Trafficway
Local restaurants and regional chains line North Oak Trafficway, including Margarita’s, a longtime favorite for sit-down Mexican meals. The street has a high concentration of Vietnamese restaurants in Little Saigon Plaza for specialties like pho, hot pot and banh mi. Baer notes that upscale shopping and dining is available in nearby Briarcliff, and Parkville to the west has retailers as well. “East of our neighborhood is a more small town-ish feel, but then you go the same distance south and you’re getting more of a luxury experience.” Shoppers can head north to ALDI and Target, east to Gladstone Supermarket or west to a Hy-Vee and Sprouts. “If you really didn’t want to leave a 10-mile radius, we have all the shopping and the restaurants and everything that you would need right there,” she says.

A network of highways just down the road
“We’re in the center of a ton of major highways in the Kansas City area,” Braer says. “People talk about that a lot: like if they move, it’s going to be hard to get something that is so centrally located.” Clayton sits near the intersection of US-169 and Interstate 29, as well as Interstates 635 and 35.
