Coleman Highlands
Weekends are easily filled with midtown shopping and dining
Midtown shopping and dining is a quick jaunt away. Just south of the neighborhood, 39th Street is home to the original location of beloved barbecue joint Q39, floor-to-ceiling stacks at Prospero’s Books, celebrated Mediterranean food at Aladdin Café and a handful of other quirky bars and restaurants. Nights out can include a concert at the historic Uptown Theatre and bar hopping along Pennsylvania Avenue in Westport. Country Club Plaza upscale retailers are just 2 miles south. For daily necessities, Costco is the closest spot to stock up.Coleman Highlands' well-preserved 20th-century homes
The shaded streets of Coleman Highlands are lined with well-kept Craftsman homes, Foursquares and Colonial Revivals. Most of the homes in the neighborhood were built in the early 20th century, though most have seen significant interior upgrades. This blend of historical architectural features with modern conveniences is attractive to many buyers, and homes typically after just 19 days on the market. Prices fall between $300,000 and $650,000, well above the Kansas City median. Since the neighborhood is historically designated, property owners must gain approval for any changes and repairs to preserve the site’s architectural character.Blocks from Penn Valley Park museums and recreation
Residents are mere blocks from Penn Valley Park, a Kansas City destination with a mix of recreational amenities and premier cultural sites. Locals can easily spend a weekend honing skills at the skate park or tennis courts or visiting the renowned National WWI Museum. For a more serene setting, residents have ready access to both the Meadow and Bindle Byway trails cutting through the heavily-wooded southern section of the neighborhood. The Meadow Trail is a wide-paved pathway suitable for walking, jogging or mountain biking, and the Bindle Byway is a narrower earthen trail more tailored to serious hikers and mountain bikers. Immediately adjacent to the neighborhood’s southeast corner is the beloved rope-climbing playground at Roanoke Park. For those who prefer indoor climbing, the RoKC Underground Bouldering Gym welcomes beginners and skilled veterans alike.Neighbors host their own Fourth of July parade
Coleman Highlands Neighborhood Association is highly active and hosts frequent community events, including an annual Fourth of July parade and potluck picnic. Residents also look forward to the annual Dance in the Park concert held the first Saturday after Labor Day. The celebration features a diversity of dance performances at Roanoke Park.Easy commuting via car or Ride KC bus
Most residents here drive to get around, though there are Ride KC bus stops nearby on Broadway Boulevard—the 47 and MAX buses connect directly downtown 3 miles away. Interstate 35 runs almost directly north of the neighborhood.STEM is a specialty at Central High
Children in Coleman Highlands can start at Primitivo Garcia Elementary, which has a C-minus from Niche. Students continue on to Central Middle, which has a D-plus, then Central High, rated a C-minus. In 2023, the recently formed Central High School robotics team qualified for the 2023 For Inspiration and Recognition of Science and Technology (FIRST) Championship, an international high school robotics competition. “Robotics and STEM-related programs are very popular in the area and the programs are doing very well,” says Joe Blackshere, an experienced local Realtor with 1st Class Real Estate.Unique zoning split between industry and residences
Coleman Highlands has a unique zoning landscape, as the neighborhood is broken up into a large commercial and industrial area comprising the west side, and historic residential streets on the eastern half. Many neighbors have fought to preserve the single-family ordinance ruling the residential area, which prohibits multi-family dwellings. As a result, Coleman Highlands has a very high owner-occupancy rate, unlike some other parts of Kansas City where historic dwellings have been divided up for renters.
