Named for its proximity to 1,805-acre Swope Park, East Swope Highlands is a peaceful neighborhood offering a blend of rural and suburban vibes just south of Kansas City. “Residents feel like they live in the country when they are actually near the city,” says Realtor Hannah Shireman of West Village Realty. The countryside oasis features plenty of parks and blooming gardens while boasting easy freeway access, allowing locals to get to the heart of Kansas City within minutes.

Spacious lots with forested backyards are common in this rustic setting for the smaller homes in the neighborhood, with properties averaging 20,000 square feet. Quaint ranch, Craftsman and split-level homes make up most of the housing stock, while larger home styles include Colonial Revivals, mid-century modern examples, and stone façade cottages. Prices for real estate start around $170,000 for a starter home or small ranch and reach up to $300,000 for 4- to 5-bedroom homes on larger lots.

Daylilies and a neighborhood namesake park
The neighborhood’s namesake, Swope Park, sits just to the west of the neighborhood. The large city park is a destination for recreation, featuring community gardens, nine soccer fields and a golf course. Since opening in 1934, the Swope Memorial Golf Course has offered golfers skyline views of Downtown Kansas City. Next to the golf course sits Swope Overlook Memorial, a Greek-style colonnade featuring an ornate water fountain and a bronze plaque depicting the park’s namesake, Thomas Swope. Located atop Swope Park, the memorial also offers breathtaking views of the Kansas City Zoo and Starlight Theater, peeking over the park’s canopy of trees. A signature of East Swope Highlands’ landscape is the endless rows of pink, orange and red daylilies that bloom at Lenington Gardens every spring. In 1952, George and Lucille Lenington opened their garden on a 50-foot by 50-foot plot. After discovering and naming over 1,5000 varieties of daylilies, the husband and wife moved their operation to its current 5-acre spot, where visitors plant to admire the blooming fields for five weeks out of the year. Hikers may delight in having plenty of trails nearby, such as the 4-mile pathway at Cave Springs Park, which was once crossed by pioneers traveling the Santa Fe Trail. Additional trails are found nearby at the Big Blue Battlefield Park and Raytown Greenspace.
