Old meets new in Northland Kansas City
Inventory is hard to come by in Foxwoods-Carriage Hills, a Northland neighborhood 9 miles from downtown Kansas City. The area is desired in large part due to its varied price points, as homes range dramatically in age and size. Compared with older neighborhoods nearby, Foxwoods-Carriage Hills “is kind of a step up,” says JR Radtka, a longtime Northland resident and Realtor with ReeceNichols Kansas City North. “There’s a lot of three- and four-bedroom homes there, and the price range is going up. That’s an area that has done well.” Parks, proximity to big box stores and the area’s highly rated schools are all additional draws to the neighborhood.
Limited inventory in Foxwood-Carriage Hills
Homes closer to Vivion Road tend to be older ranch-style homes, split-levels, bungalows and farmhouses. Most builds in this hilly area date back to the 1940s, though some streets have construction into the 1970s. These homes typically range between $190,000 and $230,000. “Homes in the area are relatively affordable, especially the older homes," says Ron Henderson, a real estate agent with Keller Williams Kansas City North. Henderson has nearly 20 years of experience. “There is a lot of newer construction and updates to existing homes, and that is driving up prices in the area.” Newer subdivisions closer to Brookhill Park have Tudor- and Colonial-inspired New Traditional homes built in the 1980s and 90s. Residents here typically pay HOA fees for community recreational resources, and home prices range between $350,000 and $500,000. Inventory is limited, as people are eyeing neighborhoods with historically lower prices within the growing Northland. “The cost of new construction has gone up,” Radtka says. “It’s still very affordable, but it made it a little tougher on some people.”
Neighborhood HOAs host community gatherings
HOAs here host events such as pool parties, community meetings and garage sales to encourage residents to get to know each other. “They’re good neighbors, they watch out over other people,” Radtka says. “People with kids, they’ll all kind of group together and do things with their kids.” Locals can also participate in annual events throughout the Northland, including Gladstone’s Gladfest, a fall festival with a carnival, live performances and local food and craft vendors.
A dose of whimsy at Penguin Park
Though residents of newer subdivisions take advantage of private tennis courts and community pools, everyone can get outside at the neighborhood’s public parks. Brookhill Park has an open expanse of green space, and Big Shoal Greenway has a paved, multi-use trail that runs along a creek. The closest playground is Penguin Park on Vivion Road, a Northland destination with larger-than-life animal figures and updated play equipment.
Big box shopping at Antioch Crossing
The neighborhood is well-connected to big-box stores, local restaurants and casual chains. Sun Fresh Market is about 2.5 miles away, and Wal-Mart anchors Antioch Crossing, a shopping center 2 miles west of homes. The complex also features a PetSmart, Burlington department store and fast-food favorites like Five Guys and Qdoba. More quick eats are available along Vivion Road, including at Foxwoods Shopping Center and Mudbug Cajun Po' Boys down the road, a beloved New Orleans-style sandwich shop. The interior is painted a vibrant, welcoming shade of purple, where locals try out an ever-changing Friday special. For a James Beard award-winning meal, residents can head a mile up Oak Ridge Road to Stroud’s Oak Ridge Manor. The long-running American restaurant cultivates a cozy, vintage atmosphere, complete with gingham tablecloths.
Teens attend Northland's first high school
Children in the neighborhood are split between Meadowbrook Elementary, which has a B-plus from Niche, and Chapel Hill Elementary, which gets an A. Gateway 6th Grade Center earns an A, and Antioch Middle School has a B-plus. Oak Park High was the first high school in North Kansas City and gets a B-plus rating from Niche. All high schoolers in the North Kansas City School District can participate in college and career pathways in subjects such as business, medicine and technology.
A 9-mile commute to downtown Kansas City
Foxwoods-Carriage Hills sits conveniently close to Interstate 35, making for a convenient 9-mile commute to downtown Kansas City. Some areas here have limited sidewalks, and public transit is lacking, making for a car-dependent community. The neighborhood is about 18 miles from Kansas City International Airport.
Flood risk near Big Shoal Greenway
According to Risk Factor, homes along the Big Shoal Greenway Trail may be more susceptible to flooding.
