Northland residents like neighborhood so much they stay put
Holiday Hills is distinguished by quiet residential streets tucked along a wooded greenway. Ten miles northeast of downtown Kansas City and nine miles south of Liberty, this neighborhood is a little hidden gem that people become attached to, according to Jennifer Barth, a realtor with RE/MAX Auction House, LLC who’s been selling homes in the area for five years. “People who live there stay there 20 or 30 years,” Barth says. Plentiful job opportunities surrounding the neighborhood are a big part of why people put down roots here. And there's more work to come. Barth explains that many residents work at the Ford Plant 5 miles away or the North Kansas City Hospital 3 miles away. Several casinos, including Harrah’s, Ameristar and Bally’s, are within a 6-mile radius. And Google recently announced plans to build a billion-dollar data center 4 miles from Holiday Hills off U.S. Route 210. The data center is expected to bring 1,300 jobs to the area.

Easy access to major Interstates 35, 435 and 29
Locals can travel north and south through Interstates 35, 435 and 29. Just north of I-35 and I-29, drivers can take U.S. Route 169, another choice for north-south travel. They can also use U.S. Route 210, a mile away, to travel East and West. The area is only somewhat walkable and bikeable, with minimal public transit.
There is a large paved sidewalk that runs along NE Chouteau Trafficway, perfect for biking.

Chouteau Crossings Shopping Center offers convenient retail and dining options
The neighborhood’s southwest corner is dominated by a small shopping center that includes a few locally owned and loved restaurants—Mr. Le’s Sushi and Texas Tom’s. “Texas Toms is pretty darn good,” Barth says, recommending the restaurant’s chicken fingers, fish and tacos. The plaza is also home to Divine Tattoo Parlor, voted the Northland’s best tattoo shop. Residents can shop at Target and get groceries at Sun Fresh Market at Chouteau Crossings Shopping Center, one mile to the northeast.

Residents can enjoy outdoor activities including fishing at park, Missouri River
Parkland flanks the neighborhood to the east and west. Hidden Valley Park is a sprawling, hilly green space featuring picnic pavilions and a 9-hole disc course. Its trails lead to a quiet, wooded area, ideal for walking. Winnwood Park is an 18-acre park within a mile of Holiday Hills. Locals can walk the trails and play tennis there. Chouteau Greenway Park is popular for walking and outdoor activities, including fishing. For a greater selection of fish to catch, locals can head 1 mile south to the Missouri River, open for fishing with the proper permits.

Homes in Holiday Hills are mostly mid-century ranch-style and split-levels. Many have one garage in front, a driveway and a front lawn. Mature trees shade the streets, and woodsy areas help keep the neighborhood cool in the Midwestern summer. Home prices range from $150,000 to $250,000, with a median price of $200,000. Homes sell in 10 days, compared to the U.S. average of 42 days. Many of the area’s homeowners live several decades in their homes here, Barth explains. But the community continues to evolve and change. “Some people inherit the homes from their parents, so there’s a new generation moving in,” she says.
Most homes in Holiday Hills are well taken care of and some have been refurbished.

Winnetonka High School students specialize in areas of interest
Neighborhood children can attend Topping Elementary School from pre-K through fifth grade. Niche gives Topping a B-minus. Sixth graders can attend B-rated Eastgate Middle School. Seventh and eighth graders can attend Maple Park Middle School, which receives a B-minus from Niche. Winnetonka High School earns a B. It was the first school in Missouri to earn the distinction as an AVID National Demonstration School.
Topping Elementary School was built in 1967 as an open concept school.
Eastgate Middle School is a public elementary & middle school located in Kansas City.
Maple Park Middle School is located on the west side of Maple Park Neighborhood.

Locals celebrate summer and special events at nearby Worlds of Fun
St. Patrick’s Day brightens up Holiday Hills each year with a parade of green-adorned cars and golf carts festooned with balloons. Locals watch from their front lawns as the parade passes by. The Worlds of Fun amusement park is 3 miles away and hosts annual festivities such as the Halloween Haunt, the Fourth of July concert and fireworks display.
Holiday Hills has a small shopping center that has restaurants and shops.
The Missouri River has access points for boating & fishing, only 10 minutes from Holiday Hills.
