Kirkside may just be the quietest spot in all of Kansas City. This wholly residential neighborhood, conveniently located in the metro area’s southern end, is almost entirely empty on its eastern side. This strip of land creates a buffer between Kirkside and the popular summer destination of Longview Lake, ensuring the residential streets remain quiet.
Traditional homes built in the 1970s vary in layout and lot size
Though eXp Realty’s Emanuel Blando says proximity to the lake is a “major factor” for homebuyers in Kirkside, its serene aura is also a draw. Take a walk through one of its streets, and you’ll find friendly neighbors waving, trees in just about every yard and a bevy of traditional homes. Most properties were built in the 1970s and sit atop small, flat lots, but the uniformity stops there: One home could have a sprawling driveway leading into a two-car garage and a large back deck overlooking a massive, fenced-in yard, while the one next to it has a one-car garage and a square backyard. Houses typically hover around the $200,000 mark but vary depending on square footage and amenities.
Public schools foster family involvement and career interests
Students only have to take mere steps to get to school. Just across Food Lane, Ingels Elementary focuses its curriculum on frequent collaboration and developing critical thinking skills and rates a C-minus on Niche. It also offers the option to create a Parental-Family Involvement Plan, which facilitates regular opportunities for families to be involved in the learning process and kickstart a connection with the school. Graduates then feed into Hickman Mills Middle School, which is currently unrated by Niche, and C-plus-rated Ruskin High, which uses Missouri Career Clusters to offer 16 pathways tailored to students’ career interests while still fulfilling graduation requirements.
Longview Lake and green spaces keep residents active
Residents flock to Longview Lake for a taste of the beach right in the city. Alongside its popular swimming option, this acre of beach area also caters to a slew of water sports, providing a full-service marina with boat rentals for power and pontoon boating, water and jet skiing, fishing and windsurfing. For a less crowded play experience, head to Ingels Park, adjacent to its namesake school, for nearly 6 acres of densely wooded green space that can be used for your sport of choice, from ultimate frisbee to flag football. The closest spot with a traditional playset is Ruskin Way Park, just south of Iser and also offering a reservable shelter.
Local dining and grocery options are within a short drive
Kirkside isn’t home to any restaurants, but there are a few clustered less than a mile west in Longview Square Shopping Center. El Rincón specializes in both Latin American and Mexican cuisine, meaning its menu is extensive and accommodates a wide range of cravings. Snag some tacos, which come at $2 a pop, or dive into an authentic pupusa platter. Longview is also the go-to for grocery pickup, with an El Mercado Fresco taking up one of its few storefronts, or you can make the 2-mile trek north to the closest chain, Aldi.
A tiny neighborhood with a tranquil vibe
Kirkside may make up less than half a square mile, but it’s more than enough for peace-seeking homebuyers in south Kansas City.
