A rural feel in South Kansas City

South Kansas City’s Lewis Heights has a trick up its sleeve. Bordered by highways and less than 2 miles from downtown Raytown, the neighborhood still manages to cultivate a rural feel. Dense tree cover and many half-acre lots give the area a more secluded feel, though quick commutes and proximity to shopping, dining and premiere parks are a stark reminder of the surrounding suburban landscape. People here are well-connected to amenities and each other, celebrating community through both Raytown and Kansas City events. “The neighborhood is very welcoming,” says Jim Godwin, a broker with Executive Asset Group with more than 20 years of experience. “People communicate with each other, and they look out for one another. It’s a very friendly place.”

Large plots below the Kansas City median

Buyers in Lewis Heights can still find homes below the Kansas City median, with two-bedroom cottages starting around $100,000. Most homes were built in the 1950s, contributing the neighborhood’s affordability. Ranch-style builds and split-levels with three or four bedrooms can sell up to $275,000. The neighborhood’s heavily wooded setting and spacious plots create a more rural atmosphere, and though kids may not walk to school, backyards are large enough pools, entertainment decks and tool sheds. “The fact that the neighborhood was developed with bigger lots is a huge selling point,” Godwin says.

Neighborhood green space and access to Swope Park

Nearby Sarah Colman-Livengood Park has sheltered picnic tables for family gatherings and wide-ranging athletic amenities. 15-acres of green space are populated with a lit softball field, tennis and basketball courts, a horseshoe pit and a playground. Lewis Heights is also within 4 miles of Swope Park, a Kansas City destination home to the zoo, Starlight Theatre and Swope Memorial Golf Course. Beyond its tourist attractions, the park attracts locals with a public swimming pool, soccer fields and miles of wooded trails for hikers and mountain bikers.

Raytown businesses within 2 miles

Residents here have a Price Chopper within the neighborhood, surrounded by Dollar Tree, Goodwill and other stores at the Brywood Centre. Walmart, fast food chains and local favorites like Los Compas Mexican Restaurant are 2 miles down State Route 350. Raytown’s eclectic dining scene is easily accessible, including Breakfast and Lunch Lovers Restaurant, known for southern comfort staples like biscuits and gravy and chicken and waffles.

Downtown Raytown has several bars and nightlife options, though residents can grab a drink even closer to home at Dirty Bird Bar & Grill, a down-to-earth spot with wings and pool tables. On Friday and Saturday nights, Funky Town in Lewis Heights draws bachelorette parties, disco lovers and costumed friends to the dance floor for a fun celebration of 1970s, 80s and 90s music.

Major highways border Lewis Heights

With Raytown so close, daily necessities are easily met without jumping on the highway. Nevertheless, State Route 350 and Interstate 435 border the neighborhood, quickly connecting residents with the rest of the metro region. Downtown Kansas City is an 11-mile drive, which commuters can also reach on Ride KC buses which stop along Blue Ridge Cutoff.

Close to Raytown and Kansas City events

Between May and September, Raytown hosts family-friendly concerts in the town center, just 1.5 miles from Lewis Heights. Each month, locals can set up blankets and lawn chairs and enjoy a food truck dinner and a local band. Nearby Swope Park also hosts events, including the Ethnic Enrichment Festival started 45 years ago. The August multicultural celebration features live performances and diverse food and arts vendors.

Extensive extracurriculars at South High

Kids here are zoned for the Raytown C-2 School District, starting at Blue Ridge Elementary, which earns a C-plus from Niche. Students continue on to C-rated Raytown Central Middle, then Raytown South High, which gets a B-minus. The district offers several career and college preparatory programs for teens, including training in culinary arts, graphic design, nursing and welding. South High’s extracurriculars are similarly extensive, with varsity athletics, robotics and forensic teams, an environmental club and the Southside Steppers step club.

Traffic noise near I-435

Though proximity to major highways is a convenience, homes closer to I-435 and State Route 350 are susceptible to traffic noise. Light sleepers may prefer homes on the quieter eastern side of the neighborhood.
