Northland brings new housing for every budget
As Northland is quickly developing, so is its housing stock. Most homes hitting the market are multistory builds constructed after 2000. “The new construction is the most attractive in the city right now,” Eckhoff says. “As far as being able to find a brand-new home, the pricing and so forth in the Northland is better than any other part of the city.” Some of the area’s subdivisions are so new that homes are located on dirt lots that have not been fully landscaped. Completed subdivisions are filled with sidewalks, curving streets, and large front and backyards. In addition to these new builds, Northland also offers some townhomes, midcentury ranch homes and Tudor Revival-inspired properties. The price range swings broadly between $350,000 for a 1,500 square foot house and over $1 million for a 5,000 square foot custom build, but most properties fall between the $450,000 to $650,000 range.North Kansas City Schools are Clay County’s best
The Northland is wide-reaching enough that the area is zoned under multiple school districts. Most students can attend the North Kansas City Schools system, with schools like Rising Hill Elementary School, the Gateway 6th Grade Center, and Staley High School, which all have an A score on Niche. Niche also named Rising Hill and Staley the best elementary and high school in Clay County, respectively. Students on the east side of the community might be zoned into Liberty Schools. In this district, Shoal Creek Elementary School has an A on Niche, while Discovery Middle School and Liberty High School have an A-minus. Northland golfers will find themselves choosing between Shoal Creek Golf Course on Shoal Creek Parkway, Hodge Park Golf Course on Northeast Barry Road, and Staley Farms Golf Club on North Olive Avenue. Hodge Park Golf Course is also attached to the larger Hodge Park complex, which is over 1,000 acres and includes not just the golf course but a series of hiking trails, a playground and the Shoal Creek Living History Museum. This museum offers 80 acres of re-created 19th-century buildings occupied by costumed actors who perform scenes from the Western frontier. The museum is also attached to a bison preserve, providing visitors with a rare opportunity to see these animals up close.Sugar Kittens combines coffee and cats
The Wilshire Plaza shopping center on North Church Road serves as the commercial hub of the region. This mall includes big-name retailers and grocery chains such as Hy-Vee, Sam’s Club and Walmart, making it a one-stop shop. Wilshire Plaza also houses over a dozen restaurants, like Conrad’s Restaurant and Alehouse, which serves steaks, pasta and sandwiches sourced from local ingredients. Middlebrook Drive is home to one of the most unique businesses in the Northland. Sugar Kittens Cat Café & Cattery serves bubble tea, coffee and pastries and allows guests to play with dozens of adoptable cats in a part café, part kitty playground.Interstates 35 and 435 serve Kansas City commuters
Because of its position away from the metro, the Northland is removed from the Ride KC public transit system that is readily available in the rest of the city. However, I-35 and I-435 and Highway 152 make it easy for residents with cars to travel through the region or commute 10 miles to downtown KC. The Northland is also within 10 miles of two major medical care facilities -- North Kansas City Hospital on Clay Edwards Drive and Liberty Hospital on Glenn Hendren Drive.
