Over three-quarters of its residents own their homes, many of which were built in the early 20th century with careful craftsmanship and high-quality materials. Locals are within a few miles of three of south Kansas City’s favorite neighborhoods: Brookside, Waldo and Country Club Plaza. They’re also just two miles from the state line, where Prairie Village, Kansas, lies on the other side.

The neighborhood includes various architectural styles with brick, stone and siding, including Tudor, Craftsman, New Colonial and Cape Cods. Some houses have a garage in front, and some have detached garages located behind the house. Residents park on the street and in their driveways. Most homes are multi-story and have three or four bedrooms. Many have sprawling lawns with neat shrubbery, gardens, and shady trees. Although it’s possible to find listings in the $300,000s, prices are usually in the $400,000 to $600,000 range. The median price is $425,000. Homes here stay on the market for 20 days, compared to 42 days, the national average. Mature trees and generous sidewalks on either side of the Street make walking, running and pushing a stroller more bearable during the hot K.C. summers.

Oak Meyer Gardens is less than a mile from the highly walkable Brookside retail area, which features quaint shops and eateries, including one of K.C.’s most beloved local coffee shops, the Roasterie. National stores like Ace Hardware and the Vitamin Shoppe can also be found in Brookside. Whole Foods is two miles away from Oak Meyer Gardens. A bit further south, Waldo is home to Kansas City stand-bys like Tasso’s Greek Restaurant and Waldo Pizza.

Every September, local and national artists set up booths at the Plaza Art Fair where a quarter million visitors can browse and buy unique paintings, drawings, jewelry, and glasswork. “It’s a huge event. It’s massive. They shut down the whole Plaza so people can walk around and have fun,” says Alex Owens, a realtor with Malfer and Associates-Compass Realty Group who’s been selling in the area since 2016. She says it’s hard to be bored living in this part of town. “You can do something different any day of the week. You can be cultured and look at artworks, take a yoga class, watch a game at the Granfalloon, or enjoy a signature cocktail at Gram & Dun,” she says.

Children can attend Hale Cook Elementary, which earns a C-plus from Niche. They can move on to the D-plus-rated Central Middle School and move on to Southeast High School, which earns a C-minus.
