Community appeals to those seeking more space and excellent schools
Outer Gashland-Nashua is a planned suburban community in north Kansas City loaded with shiny new construction. People come here for more space, more house and more quiet than what they’d find closer to downtown Kansas City, 15 miles to the south. Top-rated public schools are also a huge draw.
“There are a ton of new builds. This neighborhood would appeal to a move-up buyer who wants to get out of their first home. I have many clients who have substantial amounts of cash from selling their homes on the East or West Coast who want to buy a big house in a safe area,” Jaylenn Wong says.
Wong is a Platinum Realty who’s been selling homes in the area for four years.
Newer homes offer fresh beginnings
Curving streets and cul-de-sacs here have neat sidewalks shaded by trees.
“There’s new development and older housing in some more established neighborhoods,” Jarred Donalson says.
Donalson is a Realtor with Keller Williams KC North who lives in the area and has been selling homes here for seven years.
Home styles include traditional, ranch-style and split-levels. Home prices range from $300,000 for a traditional 3-bedroom home built in the 1980s to $750,000 for a new 3,000-square-foot home with four bedrooms. Many of these newer homes have high ceilings, premium finishes and garages that accommodate at least two cars.
“It’s definitely the edge of suburban Kansas City. If you go farther north, you’ll still see some pockets of farmland,” he says.
There are several new homes with all the moden interior features in Gashland-Nashua.

Staley High School is a great local high school with good rates from Niche.

Donalson says the neighborhood is in a great school district and emphasizes that Staley High School is especially coveted.
“It’s a big element of what people are looking for,” he says.
Niche gives Staley High School an A grade, naming it the best public high school in Clay County. Staley students can choose from 25 varsity-level sports and 50 extracurricular clubs and activities. Younger students can get their start at Nashua Elementary which earns a B from Niche before moving on to A-minus-rated New Mark Middle School.
U.S. Highway 169 gives drivers a direct shot into downtown K.C.
Commuting is easy in this car-dependent neighborhood. U.S. Highway 169, which marks the neighborhood’s eastern boundary, takes drivers into downtown Kansas City. The highway also connects to Interstate 435, providing easy access anywhere in the metro K.C. area.
“The highway access is great. It’s convenient to Liberty, Smithville, or downtown Kansas City,” Donalson says.
Several grocery stores and big box stores nearby
Target, Costco and Price Chopper are 3 miles away off Highway 152. But more extensive choices can be found a little further out.
“The neighborhood is mostly residential. There’s not really great shopping in that area, so people usually go to Liberty or a little bit closer to Zona Rosa,” Donalson says.
Just 5 miles away, Zona Rosa Town Center is a stylish outdoor shopping district with anchor stores like Barnes & Noble and Dick’s Sporting Goods. One of the many popular restaurants in Zona Rosa is the 54th Street Draft House, owned by a Northlander.

Platte Purchase Park offers rolling green acres right next door
Outer Gashland-Nashua is adjacent to Platte Purchase Park to its west. This 140-acre green space features playgrounds, walking trails and nine baseball diamonds. Willow Brooke Park is 4 miles south, and the private championship Staley Farms Golf Club is 6 miles away.
Festa Italia kicks off Labor Day weekend at Zona Rosa
The Zona Rosa Town Center, 6 miles away, hosts events year-round. One of the most popular events is the Festa Italia, which kicks off summer fun on Memorial Day weekend.
