Located along Brush Creek just south of downtown Kansas City, Park Central-Research Park is a busy community known particularly as a business hub and a haven for lovers of the outdoors, though it does contain a couple dozen single-family homes. Boasting vibrant city parks and sitting in proximity to several revered eateries, Park Central-Research Park is a top spot to both work and play. "I feel like Kansas City's got a little something for everybody," says local Realtor Lisa Beckham of United Real Estate Kansas City, who has sold dozens of homes around the Kansas City metropolitan area. "Great downtown area, and then there are some rural areas as well that are close by too, so it's kind of got a vibe for everybody. Small town, big city, all the different stuff."

Winstead's Drive-In is a staple on Emanuel Cleaver II Boulevard

Park Central-Research Park's west side features several acclaimed restaurants. Highlighted by its vintage jukebox, Winstead's Drive-In is an old-timey diner that's been serving signature steakburgers and breakfast staples since 1940. Grand Street Cafe, meanwhile, is known for its grilled salmon and happy hour specials and also regularly hosts rehearsal dinners and wedding ceremonies. Just north of Park Central-Research Park is Rozzelle Court Restaurant — a lavish venue situated inside the Nelson-Atkins Museum of Art stylized as an Italian courtyard plucked straight out of the Renaissance. Additional eateries can be found just west of the neighborhood along West 47th Street, which also features retail stores like Barnes & Noble and the Made in KC Marketplace. For essentials, locals often gather fresh meats and produce from the nearby Whole Foods Market on East 51st Street.

Small single-family homes tucked between the parks

Park Central-Research Park is primarily a business complex that houses several apartment complexes and offices, including the KSHB 41 television station. However, sandwiched between Frank A. Theis Park and Kauffman Legacy Park is a small subsection of stone single-family cottages with green roofs while additional homes line Emanuel Cleaver II Boulevard. Homes along Pierce Street tend to price between $300,000 and $400,000 while the properties along Emanuel Cleaver II Boulevard can top out closer to $600,000. Given its central location, the neighborhood's housing market is fairly competitive with some single-family homes selling within three to four weeks of their listing.

Frank A. Theis Park serves as the neighborhood's backbone

Those living in Park Central-Research Park have several community parks right outside their doorstep. The riverside Frank A. Theis Park offers walking paths and contains the Charles B. Wheeler Amphitheater — a performing arts venue that periodically hosts musical events along Brush Creek. A stone's throw to the east is Kauffman Legacy Park, which features a large pond and neighbors the Kauffman Foundation Conference Center. Also stationed near the pond is the Anita B. Gorman Conservation Discovery Center, where locals can enjoy nature exhibits and even come face-to-face with local wildlife. The Ewing & Muriel Kauffman Memorial Garden is another popular attraction, honoring the memory of the couple's philanthropic achievements in the Kansas City region.

The RideKC bus offers quick trips to downtown Kansas City

Park Central-Research Park is very walkable and offers strong public transportation. The RideKC bus comes in handy with numerous stops along Emanuel Cleaver II Boulevard and Brookside Boulevard. Less than 5 miles from downtown, locals can get to the city center within 15 minutes by hopping on Highway 71 from Dr. Martin Luther King Jr. Boulevard.

Central High School has been serving KC students since 1867

Students in Park Central-Research Park are served by Kansas City Public Schools. Children from prekindergarten through Grade 6 may go to King Elementary School, which earns an overall grade of C-minus from Niche, before advancing to the D-plus-graded Central Middle School on Linwood Boulevard for Grades 7 and 8. Teens can attend the neighboring Central High School. Despite earning a D-plus Niche grade, the high school has a rich history. Established in 1867, Central High has produced world-class talents in sports and entertainment including former Olympic sprinter Muna Lee and even Walt Disney.
