Sitting 13 miles from downtown Kansas City and adjacent to Raytown, the subdivisions of Park Farms offer suburban respite close to outdoor recreation. The neighborhood sits just southwest of the largest green space in the city, Swope Park, and hiking and biking trails are steps from many neighborhood homes. Park Farms is “starting to become more of an up-and-coming area,” says Regina Drone, broker and owner of Regina’s All Access Realty. “Because of the park and other nearby shopping areas, houses stay on the market for less than 30 days.”

Renovated 1960s homes
Most homes here were built between the 1950s and 1970s and include ranch-style homes and split-levels. New Traditionals and French-inspired homes with mansard roofs are also sprinkled throughout the neighborhood. Buyers will find that many homes have been remodeled, and few sell below $150,000. Three-bedroom builds typically fall between $170,000 and $270,000, with renovated homes on more than half an acre occupying the higher end. “Typically, house for house on the Missouri side is a little bit cheaper than the Kansas side,” says longtime local Realtor Tom Matthews, who leads The Matthews Team with Keller Williams. “In this market, it really helps if people expand the areas where they’re looking. They stand a much better chance of finding a good deal.”
Though far from rural, Park Farms offers more breathing room between neighbors than in many suburbs. Lots are studded with mature trees, and deep driveways set homes back from the street. The highest density of new construction here is the Emanuel Cleaver II Senior Living Community, home to 52 townhomes within the neighborhood.

Southwest of Swope Park thrills
A primary draw to the neighborhood is its proximity to Swope Park, the largest park in the city. Residents are about 2 miles from attractions such as the Kansas City Zoo, a zipline and adventure park and the Swope Memorial Golf Course. Starlight Theatre within the park is a massive outdoor venue hosting top touring acts and a wide range of theatre and music performances. The park also has more traditional amenities, including soccer fields and a playground. Nature lovers can easily hop on hiking or mountain biking trails through prairie grass and dense forest: the mixed-use Wudchuck Run Trail extends into the neighborhood.
Cave Spring Park is another stretch of green within walking distance of many homes. Locals appreciate the shaded trails leading to caves and structural remnants of 19th-century homesteaders. The skatepark, tennis courts and fishing pond at C. Lee Kenagy Park are also nearby.
Celebrating cultures of the world each August
Since 1976, locals have gathered in the August heat to attend the Ethnic Enrichment Festival now held at Swope Park. The three-day celebration features cultural performances, a parade and seemingly endless rows of booths with food and artisan goods.
Chains and local bites along Blue Parkway
Restaurants and shopping centers line Blue Parkway, including Towne Center and Raytown Square Shopping Centers. Chains are predominant here, though the family-owned Los Compas Mexican Restaurant has served locals for more than 20 years. Kansas City chain Lufti’s Fried Fish across the street is a beloved staple best known for its catfish. Grocery shoppers can hit Walmart, Aldi or Hy-Vee, or head to the Save A Lot just south of the neighborhood. Bars and further dining are within a few miles on Raytown Road.
Kids are zoned for Raytown schools
Children here attend schools within the Raytown Quality Schools District, with younger students starting at Westridge Elementary. The school is within walking distance of many homes and earns a C from Niche. South Middle School is also nearby and gets a C. Teens graduate from B-minus-rated Raytown South High. The district offers several college and career preparatory programs, including the Dual Credit program in which students earn college credits on their high school campus.
