Northland's laid-back feel at more affordable prices
Ravenwood-Somerset is known as a more affordable entry point into the coveted and rapidly growing Northland of Kansas City. Though slightly farther from some of the area’s major shopping hubs, the neighborhood offers a tranquil atmosphere and highly rated schools — two of the primary reasons people move north of the Missouri River. “People kind of like the feel of the Northland because it’s a little smaller than Overland Park,” says longtime Northland resident JR Radtka. Radtka is a Realtor with ReeceNichols Kansas City North with more than 30 years of experience. “It’s just kind of got a more laid-back, small-town feel to it.” Though they live less than 10 miles from downtown Kansas City, people in Ravenwood-Somerset are within close proximity of several nature trails, a perk of life beyond the urban core.

Like many neighborhoods in Northland Kansas City, Ravenwood-Somerset hosts a blend of old and new construction spanning the 1940s through the 2020s. Many of the neighborhood’s homes “were built kind of as starter homes,” Radtka says. “All of the houses pretty much are still standing; they appreciate in value.” Two-bedroom bungalows typically start at about $175,000, while 1990s New Traditionals and a handful of recent builds in the northwest corner of the neighborhood can exceed $425,000. Most homes, including 1960s split-levels, raised ranch and standard ranch-style residences fall between $200,000 and $300,000. Affordability is a draw here, when compared with more northern Northland neighborhoods with more recent and expensive construction.

Nature walks are nearby, including the Trail of Heroes, a network of hiking paths with memorials to Kansas City police offers who have passed. Just north of the neighborhood, near the Kansas City Latter-day Saints temple, Pleasant Valley Skateboard Park offers challenging obstacles next to a sprawling athletic park. Decked out in graffiti, the skate park is a surprisingly colorful setting where kids and young adults hone their sport. The closest playground and tennis courts for many neighbors are at Mildred Keeney Memorial Park.

Winnetonka High is a B-rated school and the only Advanced Via Individual Determination (AVID) National Demonstration School in Missouri. Winnetonka High earned the distinction for its success in implementing college readiness curriculum, serving as a model to the nation’s schools.

Ravenwood-Somerset is also home to Stroud’s Oak Ridge Manor, a James Beard Award winner for home-style cooking. Residents can drive to Walmart and other retailers at Antioch Crossing shopping center or the Target and Sun Fresh at Chouteau Crossings, each within 3.5 miles of neighborhood homes.
