Suburbia meets the outdoors in Northland Kansas City

A coveted suburb in Northland Kansas City, Ridgefield is beloved for its forested, creekside trails that run through the neighborhood. “Because the parks are so close, the neighborhood has this back-to-nature kind of feeling to it. But you’re also close to a lot of amenities,” says Sarah Harrison, a Realtor with Hills Real Estate who is from Kansas City. Here, students are zoned for highly rated schools, and local restaurants, family entertainment and big-box stores are all within a few miles of the neighborhood’s network of cul-de-sacs. Of course, Ridgefield’s suburban setting can always be exchanged for an urban escapade, as downtown Kansas City is just 11 miles away.

Walking the dogs along Happy Rock Trail

For such a densely suburban area, Ridgefield offers a surprising wealth of forested green space for nature lovers, dog-owners and families to explore. The neighborhood has multiple parks and hiking trails, and is less than a mile from the old-growth woods of the Maple Woods Natural Area. Together, Kirby Creek and Bridge Point Parks encompass more than 40 acres of land, and both the Happy Rock Trail and Shoal Creek Trail meander their way through it. The paved paths take visitors along a stretch of Shoal Creek dotted with wildflowers in the spring and dusted with orange leaves in the fall.

Residents can also take advantage of story times and other community programming at the North Oak Branch of the Mid-Continent Public Library 1.5 miles away. After two years of renovations, the library re-opened in 2023 with new meeting spaces and upgraded technology. Local kids can be found on the playground at nearby Oak Grove Park, which also hosts the Gladstone Amphitheater.

Demand is high for Ridgefield homes

Ridgefield is highly sought-after for its well-maintained housing stock built from the 1960s through the present. “For the most part, Ridgefield tends to be more upscale than a lot of other neighborhoods,” Harrison says. Houses here typically sell above the Kansas City median, usually between $250,000 and $500,000. Buyers can sometimes find less expensive exceptions in homes needing updates, while brand-new custom builds can sometimes peak above $500,000. The neighborhood has an eclectic mix of architecture, including split-levels, Tudor-inspired New Traditionals, brick ranch-style homes and Colonial Revivals. Three- and four-bedrooms are common, and homes typically have large driveways and manicured lawns. Some homes fall under an HOA with monthly fees under $50.

North Kansas City Schools and Metropolitan Community College

Families have highly rated schools within close proximity. “The North Kansas City schools are well-known as some of the best in the state,” Harrison says. Kids can begin at Clardy Elementary within walking distance of many neighborhood homes. The school earns a B-plus rating from Niche. Gateway 6th Grade Center has an A, and Antioch Middle gets a B-plus. Teens attend B-plus-rated Oak Park High, which offers college and career pathways in subjects such as health and technology. The school has a B-plus. Graduates can continue their education within Ridgefield at the Maple Woods campus of Metropolitan Community College.

Locals start the day at Kate's Kitchen

Ridgefield is well-connected to both local and chain restaurants, including Kate’s Kitchen, a friendly breakfast stop known for generous portions. Next door, Danny’s Burger Shack is a family-owned favorite with onion rings so popular they’re often sold out by dinnertime. Residents have access to a Walmart and Hy-Vee grocery store directly south of the neighborhood, though Shoppers can also head to the Price Chopper in the Oak Barry Center or the Target and other big box stores in the Barry Towne mall within a 10-minute drive. Family entertainment is easily found with a B&B movie theatre, T-Shotz Golf and PowerPlay arcade within a 3-mile radius.

All are welcome at Gladstone's Gladfest

Residents are just north of Gladstone, which hosts an annual fall celebration called Gladfest. The event features a diverse range of food and craft vendors, a carnival and live music and other performances. The three-day festival culminates in a 5K run or walk benefitting The Northland Christmas Store, a nonprofit that assists local families during the holidays.

The neighborhood’s proximity to State Routes 1 and 152 is important to residents here, as most people drive to get around. Downtown is an 11-mile trip south, and Kansas City International Airport is about a 16-mile drive away.

Possible flood risks for some Ridgefield homes

According to Risk Factor, homes near Barry Road, between 81st Street and 80th Place and closer to Shoal Creek within the neighborhood’s parkland may have an elevated risk of flooding.
