River View balances tranquility with city connections

River View is a rustic outpost with a central location in the Kansas City metro area. The neighborhood feels off the beaten path, with narrow residential roads tucked into the hills just above the Missouri River. Still, residents are only minutes from amenities in the municipality of North Kansas City, and are a relatively short drive from downtown Kansas City on the other side of the river. The River View area’s pastoral setting also comes with plenty of green space, from scenic trails to a disc golf course.

Midcentury homes with sizable lots and updated interiors

River View has an established atmosphere, with many of its homes built from the 1940s through the 1960s. Ranch-style homes, raised ranch-style properties and bungalows make up most of the neighborhood’s options. Some homes have been updated with refreshed kitchens and finished walkout basements, part of floor plans that average about 1,500 square feet. Residents get a good bit of space outside, with lots that are usually at least one-fifth of an acre, and sometimes around a half-acre. Sale prices range from the lower $100,000s to the lower $300,000s.

Area schools offer career-focused and STEM programs

The North Kansas City Schools system serves kids in River View. Students in the neighborhood are within about two miles of North Kansas City Schools’ Crestview Elementary School and North Kansas City High School. North Kansas City High has multiple college and career pathway programs, including a School of Business, Leadership and Entrepreneurship; School of Design, Innovation and Technology; School of Health and Wellness; and School of Human Services. Private options in the area include St. Patrick Catholic School for preschool through eighth grade and St. Pius X Catholic High School for grades 9 through 12. St. Pius X has a dedicated STEM curriculum that focuses on business and technology, math, and science.

Road, bus and bike connections are readily available

Residents of River View can take the central North Holmes Street straight into North Kansas City, which is about a mile away. Commuters have quick access to Missouri state Route 9 as well, for trips across the Heart of America Bridge and into downtown Kansas City, located 5 miles away. RideKC bus stops are available in the area along the North Oak Trafficway, a roadway that also has bike lanes.

Nearby parks include trails, sports courts and more

Outdoor recreation is easily accessible within and just outside of River View. There are options within and just outside the neighborhood, for a variety of ages, and your four-legged friends. Some of the choices include:

  • Waterworks Park, where you’ll find an 18-hole disc golf course, a playground and a paved path through the park’s hilly terrain.
  • Macken Park, which features courts for tennis, pickleball, racquetball and handball, athletic fields, two playgrounds, and a 1-mile asphalt trail.
  • Briarcliff Greenway Park, where you can escape on a paved trail through wooded scenery.
  • Divine Mercy Park, which is a tranquil spot with a pond and the largest Divine Mercy statue in the country, standing 25 feet tall.
  • Waggin’ Trail Dog Park, where Fido can run without a leash through a grassy space with a variety of agility structures.

Dining and everyday conveniences along the North Oak Trafficway

The North Oak Trafficway is the primary commercial thoroughfare in the River View area, where you can find some of the closest amenities. The stretch is home to several restaurants, including Cascone’s, which has been around since 1954. "My family grew up on Cascone's. It's my favorite restaurant,” says local Realtor Laura Peters, who leads the NEXT STEP Real Estate Team with Re/Max Innovations and has about 20 years of experience in the industry. “They have these Italian nachos that nobody has ever tasted before. They make them with wonton-type chips with Alfredo sauce, Italian sausage, mozzarella cheese and pepperoncini peppers.” Other places to eat close by include:

  • In-A-Tub, a fast-food spot known for its deep-fried tacos
  • Pho & Banh Mi Co, a place for not only pho and banh mi, but also steamed rice dishes and bubble teas
  • Wally’s Pastry Shop, a bakery where you can satiate your sweet tooth with petite fours, streusel bars, cheesecakes and other desserts
  • La Bodeguita Cuban Market & Cafeteria, a store where you can pick up prepared Cuban sandwiches and empanadas in addition to some grocery items
  • Queen Sweets & Bakery, a restaurant specializing in Lebanese and Jordanian fare, including lentil soup, baba ghanoush and baklava
You can head to nearby North Kansas City for a variety of other restaurants, including familiar chains such as Denny’s, IHOP, Jimmy John’s and First Watch. There’s also a Dollar General on the North Oak Trafficway for quick household pick-ups, and Aldi, Lowe’s and Petco are available about 2 miles away in the North Oak Village shopping center.
