In 1951, prolific Kansas City real estate developer J.C. Nichols designed Romanelli West, an enclave along State Line Road inspired by the Galleria Raffaello Romanelli in Florence, Italy. Limestone urns sit on the corner of every block, and classical-style statues and benches dot grassy islands that separate residential roads. The Romanelli West Homes Association maintains the rounded shrubs and seasonal flowers in these pocket parks and hosts community events at Arno Park. “We have an incredibly friendly community here,” says Emily Aylward Vogt, a Realtor with Better Homes and Gardens and a Romanelli West Homes Association board member. “There are always kids running around, and neighbors stop and talk to each other when we’re out on walks or in the driveway.” Bisected by a pedestrian median, Ward Parkway to the east makes it easy for locals to walk to restaurants in the Brookside neighborhood or drive to 15 blocks of shopping options at the Country Club Plaza.

Romanelli West’s sidewalk-lined streets are brimming with classic 1950s architecture. Cape Cod cottages sit on quarter-acre lots with backyards enclosed by picket fences and front yards covered in towering sycamore trees. Colonial Revival split levels have clapboard facades and two-car garages. Three-to-four-bedroom ranch styles often feature half-circle driveways and updated kitchens and bathrooms. Buying here can cost between $400,000 and $1 million, a range higher than a Kansas City home’s average $250,000 selling price. “This is a more financially approachable neighborhood for the Ward Parkway area,” says Voght. “Prices in nearby neighborhoods like the Country Club District can get way higher than $1 million, but you’re still near all the same places.”

While Arno Park off Ward Parkway is only slightly over 1 acre, the green space is a lively community hub. In 2021, the playground was renovated, adding a modern tire swing and spinning stools. A blue metal slide stretches across a turf hill, also sprinkled with climbing grips and ropes. St. John’s United Methodist Church next to the park hosts an annual Easter Egg Hunt here, welcoming locals and churchgoers to eat donuts and take pictures with the Easter bunny. A grassy median shaded by pine and oak trees separates Ward Parkway, offering walkers and joggers a unique route passing by quintessential Kansas City fountains and reflection pools. The famous Meyer Circle Fountain has a 300-year-old marble sea horse statue brought over from a Venetian square in 1925. Early morning races like Rock The Parkway in April or the Thanksgiving Day 5K briefly close the thoroughfare to car traffic, though it’s rarely shut past noon.

Community picnics and a Christmas decorating competition
Costing residents $150 yearly, The Romanelli West Homes Association provides the neighborhood with shared green space landscaping, snow removal and nightly security from off-duty police officers. In September, residents play yard games and enjoy a cookout for the annual neighborhood picnic at Arno Park. Throughout the holiday season, red and green lights hang from tree to tree, stretching across streets, for the decorating contest, where the association awards the best house with a yard sign. “Each block has its own ambassador, and they get funds to rent ice cream trucks or throw a block party,” says Voght.
Hale Cook Elementary, Central Middle and Southeast High
Children here can attend Hale Cook Elementary, which receives a C-plus rating from Niche, and then they continue to D-plus-graded Central Middle. Lastly, students may go to C-minus-graded Southeast High School, where they can join the Early College Academy and earn up to 60 hours of college credit or an associate degree at no cost.

Romanelli West is about a mile from Brookside Shops, where striped blue and red awnings shade Tudor-style storefronts. It has essentials like a CVS Pharmacy and a Consentino’s Price Chopper for groceries. From a STEM-themed toy store to jewelry boutiques, the area is also home to numerous locally owned shopping options, plus a handful of eateries. Since 1999, Carmen’s Café has been a two-level Italian bistro with an intimate ambiance, while The Brooksider is a bustling sports bar filled with Patrick Mahomes jerseys during every Chiefs game. Built in 1959, The Ward Parkway Shopping Center is also nearby, offering a Target and an AMC movie theater. More familiar shopping options, like Lululemon and Barnes & Noble, are 3 miles away at the Country Club Plaza, an open-air commercial corridor with Spanish-style architecture.

“People are always walking here, whether we’re grabbing a bite to eat in Brookside or taking the dog around the block,” says Voght. For drivers, Ward Parkway connects Romanelli West to other metropolitan destinations, including Downtown Kansas City, just 6 miles north. Research Medical Center along Meyer Boulevard is the closest hospital, and The Kansas City International Airport is 28 miles north. The nearest RideKC bus stops are within walking distance along Wornall Road, all following the Main Max Route from Broadway Boulevard to Grand Boulevard.
