Ruskin Hills is proof that waterfront living doesn’t have to break the bank. Bordering Longview Lake to the west, overlooking the gently crashing waters, this south Kansas City neighborhood has fashioned a desirable balance in the metro area: quiet residential streets still within proximity of some of the biggest attractions around.

Though Ruskin Hills only extends about 10 blocks, it packs variety into its housing stock. One stroll through these cul-de-sacs will yield views of everything from early 2000s Regency-style properties with front patios and narrow back decks overlooking open-concept yards to late 1950s ranch homes boasting quarter-acre lots and massive, fenced-in backyards. Asking prices for these houses, which almost always come with a garage, range from $175,000 to $300,000, depending on square footage and amenities. "When a property here is renovated very nicely, it will sell quickly," says Emanuel Blando, Realtor for eXp Realty. "But many homes are sold needing work."

The neighborhood’s lone school, Symington Elementary, permanently closed in 2019, but students still don’t have to go far every morning. Ingels Elementary sits just a mile and a half southwest, with a curriculum focused on frequent collaboration, as well as the option to create a Parental-Family Involvement Plan, which facilitates regular opportunities for families to be involved in the learning process and develop a connection with the staff. From there, they feed into Smith-Hale Middle School, which offers robust fine arts programs, and Ruskin High, which uses Missouri Career Clusters to offer 16 pathways tailored to students’ specific career interests that still fulfill graduation requirements.

When school lets out for the summer, kids typically beg for a day at Longview Lake. A short walk down your road will eventually turn into sand covering an acre of beach area. Visitors can do much more here than swim, though, with a full-service marina offering boat rentals for power and pontoon boating, water and jet skiing, fishing and windsurfing. You can reserve one of the 14 shelters for a picnic by the water, too.

For a less crowded outing, head back west to Iser Park, just across Herrick Avenue. Spanning nearly 11 acres, it mostly offers green space for your sport of choice – from ultimate frisbee to playing catch – alongside a triangular climbing structure, toddler swings and a 0.3-mile looping trail.

Since Ruskin Hills doesn’t have any restaurants of its own, your best bet is to swing by the Longview area, where a pair of city favorites await. The locally owned Gusto! may be best known for its coffee, but its all-day breakfast and lunch options are known by regulars to hit the spot just as much. You can snag a pastry, made fresh every day, to-go on your way to work, or stop in for a sausage burrito, chicken bacon ranch sandwich or Cupcake Fog Tea, which blends chamomile, vanilla and hazelnut. For a heartier meal, stop next door for what the owners claim is the pinnacle of “Kansas City-style pizza.” Open since 2015, Long-Bell Pizza Co. makes its pies with the sauce on the top, with the crust always made from scratch the night prior. Try one of its quirky specialties – like the "You Gotta Risk it for the…," topped with cream cheese, brown sugar barbecue rub, mozzarella, bacon, red and green onion, candied jalapeño, burnt ends tossed in Burnt Finger barbecue sauce – or dive into one of its sandwiches or wings.

Downtown is 17 miles north, but you feel in the center of luxury in Ruskin Hills when one step out your front door leads to scenic lakeside views.
