South Blue Valley is tucked between Interstate 70 and the Blue River only 6 miles from downtown Kansas City. The 238-acre Blue Valley Park takes up a good portion of the community and provides an outdoor escape along the river and its rolling terrain gives parkgoers panoramic views of the metro. The neighborhood is within 5 miles of the18th and Vine Historic District, which has numerous events and is home to the Negro Leagues Baseball Museum, barbecue icons Arthur Bryant’s and Gates Bar-B-Q and downtown. "The area has much to offer, and it's well connected to everything in greater Kansas City, says Riyad Naser, a real estate agent with Keller Williams, who's sold in the neighborhood. "It has easy and close access to main highways, so it's a short distance to downtown K.C., Lee's Summit and Overland Park."
From bungalows to American Foursquares
With Blue Valley Park taking up so much space on the neighborhood’s east side, most homes are on the west side. The neighborhood is situated on rolling terrain, and streets lined with sidewalks slope through the community. Home styles include bungalows, cottages and American Foursquares that rest on compact lots with little space between neighbors. "House prices are meager when you consider how centrally located the area is," Naser says. Prices range from about $70,000 to $160,000. Listings average 35 days on the market, slightly faster than the national average.

280 acres of green space with fishing lake
Blue Valley Park accounts for around 240 acres of the neighborhood and is in the northeast corner. The park offers a playground, a disc golf course and splash pad. Its hilly terrain offers panoramic views of the city, and some of its 6 miles worth of trails are adjacent to the Blue River, and surrounds the park’s fishable Bales Lake. Ashland Square Park and Chelsea Park are two pocket parks in the community for smaller options.
The Boys and Girls Club of Greater Kansas City is headquartered in South Blue Valley. The nonprofit is geared towards at-risk youth. It offers after-school and summer programs as well as classes on leadership to public speaking.
Bales Lake is a popular fishing spot and boasts relaxing views.

East High School 10th graders choose paths of study
Elementary students are divided between Phillis Wheatley Elementary School, which receives a C-minus from Niche, and J.A. Rogers Elementary School, which gets a C. Northeast Middle School receives a C-minus, while East High School gets a C. All 10th graders enroll in a career pathway to help them develop skills in areas of their career interests. Pathways include agriculture, animal science, technology and health science.
Phillis Wheatley Elementary School has a playground and community garden in Washington Wheatley.
